It's a whole house with ample space for everyone! Young and old and in between! A character filled home in a tree lined street in a quiet neighbourhood. Time to relax

BOOKING TERMS & CONDITIONS
Note: Variances can be agreed on but only by arrangement with the owner in writing.
The Owner shall be entitled to reject the booking if there are any prior bookings. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
ARRIVAL & DEPARTURE POLICY: Check in is at 2.00pm and Check out is at 10.00am. Failure to check out on time may result in extra charges being levied. If you intend arriving earlier than check in time, please notify us, by email, in advance. Under no circumstances will keys be left without any prior arrangements and balance paid. Guests are responsible for the safekeeping of keys during their stay. Should duplicate keys be required, a $75 fee will apply.
UPON DEPARTURE: Check-out time is 10.00am by the latest, to allow time to prepare property for next guests. The property should be left in a similar state to its condition on arrival. You are required to leave the premises neat and tidy. Pots, pans, crockery, cutlery, etc must be cleaned and put away. All rubbish is to be removed to bins, outside, prior to departing. Any extra charges incurred by cleaners/specialised cleaners will be automatically deducted from the Security Bond.
BBQ must be left clean - an $80 fee will automatically be taken out of the Security Bond, if it is not cleaned.
LINEN is supplied by the Owners.
PUSHBIKES are supplied for your enjoyment.
POOL EQUIPMENT & OPERATION: Guests must not interfere with pool equipment or operation. You must not take the cleaning equipment out of the pool, at any time, whether the filter is running or not. This will cause the motor to blow and you will be responsible for replacing it.
MID STAY CLEAN is available only upon request and at time of booking & only for stays of 14 nights or longer. The cost to guests is $250 per clean
PETS (one small-med dog) MAY be approved upon agreement by the Owner. Should the animal cause any noise complaints, damage to the property or escape from the property, all costs will for replacement/return will be borne by the guests and will be deducted from the Security Bond. Noise complaints in regard to the animal may result in eviction from the property and ALL TARIFFS WILL BE FORFEITED.
SECURITY BOND: $1000 Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full, subject to the below conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, Security Guard call out fee & extra guests beyond those declared etc.
CANCELLATION POLICY: Tariff monies paid are not refundable unless the house is re-let for the entire period. We urge you to ensure you have adequate Travel Insurance.
NUMBER OF GUESTS: should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. A fee of $20 per person per night will apply for excess guests not agreed with the owners in advance.
This property has a strict NO PARTY OR EXCESSIVE NOISE POLICY. Parties, Functions, Schoolies or Gatherings are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions and/or parties/gatherings in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Any person(s) found to be creating excessive noise, having a party in the house or exceeding the number of permitted guests, will be evicted without refund at the Owner's discretion. Any subsequent damage will be charged to the guest. The owner of Bauer Street reserves the right to evict a guest and/or visitors. THERE WILL BE NO WARNING GIVEN.
NOISE RESTRICTIONS: Regard must be made to the quiet enjoyment of the surrounding properties. Quiet time must be observed between 9pm and 8am - MONDAY TO THURSDAY and 10pm and 8am - FRIDAY AND SATURDAY. An occupier must behave in a manner that will not cause offence, embarrassment or disturbance to the occupier of another lot or neighbour of the subject property. In the event of excessive noise or a party/gathering in place, a Security Guard Call Out Service is in place. In the event that a security guard is called to attend your premises you will be charged $200 each call out. This fee will be charged to your Security Bond. If the Security Company is called to attend to you a second time, and the complaint is justified, you will be evicted immediately. Upon eviction, ALL TARIFFS AND BONDS PAID WILL BE FORFEITED.
STRICTLY NO SMOKING INDOORS policy. If you or our guest(s) do smoke indoors, a fee to steam clean carpets, furniture, curtains, etc will be charged against your security deposit. This fee will automatically be deducted from your Security Bond. Minimum fee $200.
DAMAGE, BREAKAGES, THEFT & LOSS are the guest’s responsibility during their stay. Damage & Breakages are to be reported or replaced and paid for prior to vacating or costs will automatically be deducted from the Security Bond. The owners take no responsibility for the guest’s personal property. Please ensure your belongings and property is insured! No liability is accepted in contract or for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the Owner's control, or which are not caused by neglect or default by owners.
INSPECTION: After a 4 week booking, we are permitted to enter the premises for an inspection.
RESIDENTIAL HOLIDAY LET: The operation of business of any kind from the rental premises is strictly prohibited.
FURNISHINGS: Furnishings may change from time to time as the property is refurbished.
REPAIRS & MAINTENANCE: Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner. You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the owners and/or appointed trades person to enter onto the property at any time to effect or investigate repairs or complaints.
All repairs will be effected as soon as practicable. On public holidays and after hours it may at times prove difficult to get tradespeople straight away. We will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts.
In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.
FAILURE TO COMPLY with all these Terms & Conditions may render the Owner to take further action by way of refusing key, amending the rent or immediately terminating the tenancy.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
Please note that when we refer to a “guest” &/or “guests” and tenant &/or "tenants" in these rules, we are referring to all the Occupants of this Residence. All guests are jointly & severally liable for the actions of any and all guests in this Residence.

Our family rented this property over the Xmas 2016, New Year 2017 period as a means of getting both the Australian and New Zealand sides of the family together for this festive occasion.
The house was everything it was advertised as, including spacious rooms, quiet neighbourhood, aircon. Interior, modern kitchen, sleeping for eight, pet friendly and a lovely pool outside.
We would not hesitate, if a similar situation arose in renting the property again as it’s proximity to shopping, the beach and parks made it ideal for us.

The beds were very comfortable. There is a nice veranda area overlooking the pool. The property is in a great location and we found that we walked to the local restaurants and Australia Fair. It isn't too far away from the Southport Rockpools (great for toddlers and infants.) We loved this house and look forward to returning."

- Our great family sized home is situated in a leafy and quiet residential street. Excessive noise will not be tolerated.
- For your security we only accept deposits to our Commonwealth Bank Australian Bank Account. Our property is managed locally by us and we never request payments to an overseas bank account. We take payment by payment to our Australian Bank Account. Be wary of requests for payments to overseas banks such as Barclays, Western Union or via BPay.
- Be aware of operators offering substantially reduced prices. You may be being scammed! Please report all such issues to Airbnb support or to ourselves.
- We are dog friendly, however this will be on our specific approval of your pooch!
