You will feel very welcome and happy for choosing Belavista house, in Graça district, one of the highest points in Lisbon. You'll be amazed by the great view over the city and the Tagus river. The apartment has all the modern utilities and comfort one needs. Located in a modern building, with lift, garage and a little balcony facing the river.
Legally registered at the tourism office w/ the number 30105/AL.

Safe, modern, well equipped, with a balcony overlooking the river and the historic quarters. Amazing view. Private parking in garage. Totally equiped kitchen. 1 double bedroom plus sofa-bed. Very quiet street although in the heart of the neighbourhood of Graça, nearby access to all transports and services.

You will have the entire house for yourselves.
Please respect it and the neighbors.
If you break anything let me know so I can replace it and have it available for next guests.

You will love Graça! The neighbourhood has the most amazing views over the city and the river – namely, the viewpoints of Graça and Senhora do Monte – which are amazing places to start your visit to Lisbon! But also because this neighbourhood is still one of the most authentic places to visit, served by family restaurants in every corner and inhabited by gentle and friendly locals.

This historic and popular neighbourhood is visited by many tourists, but our street is very quiet and calm. Even if it is such a touristic neighbourhood, you can still feel in every corner the atmosphere of the old and authentic Lisbon.

Graça is rich in monuments - the National Pantheon, the cathedral... - it has a very intense cultural life of its own and hosts the biggest Flea Market in Lisbon (Feira da Ladra) every tuesday and saturday morning. It is served by two supermarkets, apart from the one inside the rain station (Santa Apolónia), but also by plenty of small local shops, including groceries opened until midnight.

It is here in this very central neighbourhood served by plenty of transports that you will find the start & terminal stop of the mythical tramway 28, which connects Graça with all the other historic neighbourhoods.

Several buses pass in the area and connect it with all the main points in Lisbon, including the city centre (Praça Martim Moniz), Praça Marquês de Pombal (subway’s yellow and blue lines) or several stops of the subway’s green line, even if any of them is just 15 minutes walking away.

The train station of Santa Apolónia (subway’s blue line terminal) and the river are just 10 minutes away walking, but there’s also a direct bus to the station.

HOUSE ROULES
- Only guests mentioned in the booking are allowed to stay in the apartment. If you are travelling with babies or children you need to mention it on the reservation, so the house can be prepared for all the guests staying.
- Smoking is only permitted on the balcony or terrace.
- Please respect silence hours. Between 10 pm and 9am.
- The equipment available for guest use are only those listed in the Airbnb listing.
- Check-ins between 10pm and 10am have an additional charge of € 20, payable directly at check-in in cash.
- If you wish to enter before the standard check-in time, or leave after the standard check-out time, please confirm with us that it is possible.
- It is mandatory to fill in the "Accommodation Bulletin" before check-in, in order to arrange all the details of your stay.
- Parties are not allowed.
- As far as the rules are concerned, we're not too boring, but we appreciate your letting us know if anything spoils or breaks so we can replace it.
- When you leave the apartment, please switch off all the electronic/gas devices. Don’t forget to close the windows, and the door…even if you go out for only a few minutes.
- Guests are responsible for take the garbage out.
- The apartment should be left clean and tidy. If the check-out is found to be very dirty and untidy, an additional fee of € 15 will be charged for each cleaning hour.
- Failure to comply with these rules may give rise to expulsion from the apartment, with no right to reimbursement of any amount.

RÈGLES DE L’APPARTMENT
- Seulement les hôtes figurant sur la réservation sont autorisés à rester dans l'appartement. Si vous voyagez avec des bebés / enfants il faut dire, car ils sont aussi des hôtes.
- Fumer est autorisé uniquement sur le balcon ou terrasse.
- Respecter les heures tranquilles. Entre 22h00 et 09h00.
- Les équipements disponibles ne sont que les répertoriés dans l'annonce.
- Check-ins entre 22h00 et 10h00 ont un supplément de 20 €, payable directement à l'arrivée en argent.
- Si vous souhaitez entrer avant que la norme check-in ou de quitter après l'heure normale, il faut confirmer avec nous pour savoir s'il est possible.
- Vous devez remplir le «Formulaire d'hébergement" avant le check-in, de sorte que tous les détails sont élaborés.
- Parties ne sont pas autorisés dans l'appartement.
- En ce qui concerne les règles, nous ne sommes pas trop ennuyeux, mais s'il vous plaît laissez-nous savoir si quelque chose est endommagé ou cassé, afin que nous puissions remplacer.
- En quittant l'appartement ettendez svp les appareils électriques / gaz, fermer les portes et les fenêtres. Même quand vous sortez pour une courte période.
- Les hôtes sont responsables pour jeter la poubelle.
- L'appartement doit être laissé propre et rangé. Si aprés le check-out l'appartment se trouve très sale et en désordre, un supplément de 15 € par heure de nettoyage sera facturé.
- Le non-respect de ces règles peut donner droit à l'expulsion de l'appartement sans remboursement de toute somme.

- Sólo los huéspedes que figuran en la reserva se les permite permanecer en el apartamento. Los niños son huespedes tambien, hay que mencionarlos en la reserva para que el piso esté listo para todos los huespedes.
- Sólo se puede fumar en el balcón o terraza.
- Respetar las horas de silencio. Entre las 22:00 y las 09:00.
- Los equipamientos disponibles para los huéspedes son solamente los que se enumeran en el anuncio.
- Los check-ins entre las 22:00 y las 10:00 comportan un coste adicional de 20 €, a pagar directamente en efectivo en el check-in.
- Si desea entrar antes de la hora estándar de entrada, o desea salir después de la hora estándar de salida, deberá confirmar con nosotros si es posible.
- Debe rellenar el "Formulario de Alojamiento" antes de la llegada, para que tengamos todos los datos necesarios para preparar el checkin.
- No se permiten fiestas en el apartamento.
- En cuanto a las reglas, no somos demasiado aburridos, pero por favor, háganos saber si algo está dañado o roto, para que lo podamos sustituir.
- Al salir del apartamento desconecte todos los equipamientos eléctricos/gás, cierre las puertas y ventanas. Incluso cuando va a salir por un corto período.
- Los clientes son responsables por tirar la basura.
- El apartamento debe quedar limpio y ordenado. Si el en el check-out el apartamento se encuentra muy sucio y desordenado, se cargará una tarifa adicional de 15 € por cada hora de limpieza.
- El incumplimiento de estas reglas puede dar derecho a la expulsión del apartamento sin reembolso de cualquier cantidad.

- Caso pretenda entrar antes da hora standard de check-in, ou sair depois da hora standard de check-out, deve obrigatoriamente confirmar connosco se é possível.
- É obrigatório o preenchimento do “Boletim de Acomodação” antes do check-in, para que possamos tratar adequadamente da reserva.
- Festas não são permitidas no apartamento.
- No que diz respeito a regras, não somos muito chatos, mas agradecemos que nos informe se alguma coisa se estragar ou partir, para que possamos repor.
- Ao sair do apartamento desligue os aparelhos elétricos/gás, feche as portas e janelas. Mesmo quando sair por pouco tempo.
- Os hóspedes são responsáveis por retirar o lixo.
- O apartamento deve ser deixado limpo e arrumado. Caso no check-out seja encontrado muito sujo e desarrumado, será cobrada uma taxa adicional de 15€ por cada hora de limpeza.
- O desrespeito destas regras, poderá dar direito a expulsão do apartamento, sem direito a reembolso de qualquer valor.

Appartment very functional, in a quiet neighbourhood, 5 minutes walking from Graca, breakfast places and tramway 28. With a car and a stroller, the parking place and the elevator were what we needed. Good tips at arrival with Jorge and Leonor is always answering very quickly.

Quelle vue merveilleuse sur le quartier et sur le Tage. Et quel soleil pour se réveiller le matin ! Balcon minuscule. Vieille ville et supermarché à proximité, nous étions comme chez nous. Merci à Jorge pour sa présentation très complète et utile de la ville.

Appartement dans un immeuble moderne avec vue sur le Tage. Le parking est compris, ce qui représente un avantage certain dans une ville ou la circulation automobile n'est pas évidente du fait de l'étroitesse des rues et des collines.

I highly recommend this place, the views alone are worth it as they were amazing! The place was exactly as described and perfect for for my wife and I. The host was great with contact before and throughout if needed!

Bela Vista really does offer beautiful views. It is gorgeously fitted out. Leonor's checker-in Jorge was fabulously helpful. The flat is just a few hundred metres up one street from a main road, so access is really easy when arriving and departing by car, so you don't have to worry about navigating Lisbon's maze of streets.

Es ist eine gut gelegene Wohnung on the top in Graça .uns hat auch besondere Style der Wohnung gefallen ein wenig Retro aber sehr geschmackvoll .Super für zwei Personen .Aber der Blick stellt alles in den Schatten .
