This is the ideal holiday rental villa only a few minutes drive to the centre of Puerto Banus with everything else on your doorstep.

The villa has air conditioning through out and access to wi-fi and full British television channels (sky sports and sky movies, as well as on demand movies).

The villa is located in an exclusive gated development named Parcelas del Golf which is located in the Aloha region of Nueva Andalucia, Marbella.

The property can sleep up to 15 people and is perfect for large groups.

Property Layout and Details:

There is a private gated entry to the development and also a private gate into the house. There is enough parking for up to six cars on the private drive. The cars are parked directly outside the house making it extremely easy to access the house (there are no stairs to access the house).

The house is built over two levels with four bedrooms on the main level (no stairs to access any bedrooms on main level) and two bedrooms on the top level (via stairs).

Bedroom One Located on Main Level (sleeps four if required)

This bedroom comes with access to an en-suite bathroom with standing shower. The bedroom has two two single beds plus it also has an additional sofa bed that can sleep two if required. The bedroom comes with fitted wardrobes and air conditioning.

Bedroom Two Located on Main Level (sleeps two)

This bedroom comes with access to an en-suite bathroom with standing shower. The bedroom has a double bed and access to the garden area. The bedroom comes with fitted wardrobes and has air conditioning. The room has a small kitchenette with basin, kitchen cupboards and sink.

Bedroom Three Located on Main Level (sleeps two)

This bedroom comes with access to an en-suite bathroom with standing shower. The bedroom has two two single beds. The bedroom comes with fitted wardrobes and has air conditioning.

Bedroom Four Located on Main Level (sleeps two if required)

This bedroom comes with access to an en-suite bathroom with shower bath. The bedroom has a single bed that can be pulled out to make two singles. The bedroom comes with fitted wardrobes and air conditioning.

Bedroom Five Located on Second Level (sleeps two)

This large bedroom comes with access to an en-suite bathroom with standing shower plus bath tub and with two basins. The bedroom has a large double bed. The bedroom comes with fitted wardrobes and air conditioning plus access to a small sunny terrace with views of the garden and pool.

Bedroom Six Located on Main Level (sleeps two)

The bedroom has two two single beds. The bedroom comes with lots of storage cupboards and has air conditioning.

Should you wish to sleep 15 people, we can put in an additional single bed in any room as their is sufficient space.

Living Area

On the main level of the house you also have a large living room and dining area with access to the patio / terrace and garden area where you will find a large swimming pool (roughly 9 meters by 5 meters) plus out door shower.

The patio area offers lots of shade for the warmer periods where you can dine outside and also chill out in the small lounge furniture that is also provided (please see pictures). There is a large private and secure garden which is perfect for families with children of all ages.

On the main level you also have a fully functional kitchen with Bosch appliances, plus breakfast bar area in the centre of the kitchen (seating four). The kitchen also leads on to the garden area and to an outside utility room where you will find washing machine and dryer plus basin. Please note that all kitchen essentials will be available (toasters, kettle etc).

The main level also has access to a WC / toilet to save accessing individual bathrooms.

BOOKING TERMS & CONDITIONS

The contract is between the Tenant and the owner of the property for which the booking is made and incorporates the conditions set out below. In all legal respects the Tenant is liable to the owner and vice versa.

These terms and conditions must be read, agreed, signed and then returned. The person must be over 18 years of age, confirms that he/she is doing so for all other persons included in the party and is also, accepting the terms on their behalf as well as their own. The deposit is accepted as part payment of the full amount. A booking will not be deemed confirmed until the completed Booking Form and deposit are received.

1 Bookings & Payments

1.1 To confirm a booking, a completed booking form and reservation deposit must be received. We are unable to reserve dates unless we have received this.

PLEASE NOTE THE RESERVATION DEPOSIT IS NON REFUNDABLE

1.2 Credit Card & Processing Charges
The Tenant is responsible for any charges/processing fee we as letting agent may incur should you choose to pay via credit card through a third party booking portal. Any charges incurred will be deducted from the damage deposit.


1.3 The outstanding balance must be received 8 weeks prior to arrival. If the final balance of the rental is not received from the renter, we reserve the right to cancel the booking, re-let the property and retain the reservation deposit.

1.4 Any additional guests, after those in the original booking, must be declared and approved. All names and details will be checked on arrival.

1.5 Special requirements must be advised at time of booking (i.e. disabled access, baby cots, special occasions, transfers etc). Any of our additional services are not included in the cost of the booking, please contact us for costs.

1.6 Arrival Check-In & Departure Check-Out
Arrival check-in is after 16:00 (4pm) local Spanish time and departure check-out time is 10:00 Spanish time, to enable the property to be cleaned for the next guests.

Early arrival check-in may be possible on a request only basis and can not be guaranteed until day of arrival.

Late departure check-out may be possible on a request only basis and can not be guaranteed until day of departure. A late check-out fee of €25.00 is applicable.

Please note: It is not possible to arrive and check-in after 23:00 (11pm).
Please ensure that when you are booking your flights out of hours, you will arrive at the property before 23:00.

1.7 Out of Hours Arrivals
Should you arrive at the property any later than a time of 20:00 (8pm) a charge of €50.00 will be incurred due to allocating an out of hours person to meet you at the property and allow you access.

Should you arrive at the property any earlier than a time of 08.00 (8am) and the property is available earlier than the standard check-in time a charge of €50.00 will be incurred due to allocating an out of ours person to meet you at the property and allow you access.

Any monies due will be payable in advance.

1.8 The tenancy confers upon the Tenants the right to occupy the property for a holiday. The tenancy does not grant to the Tenant the right to permanently occupy the property or to create any interest in the property other than the occupancy of the property for the term of the letting.

1.9 Smoking is NOT permitted in the property (only on outside terraced areas).

2 What’s Included

2.1 All utilities (see note on electric below) & cleaning costs.

2.2 The cost of electricity is included in the rental up to the amount of €75.00 for each week stayed. This is more than sufficient for a one week stay and is stipulated to prevent overuse of electrical appliances such as air conditioning etc. A meter reading will be taken on check-in and check-out. Any additional usage will be charged at the usual rate charged by the supplier at €0.25 per KWH used.

2.3 Linen is changed between tenancies not during the rental period; however a cleaning service is available upon request at an additional charge.

2.4 Towels are provided in the property unless specified, however they are not to be removed from the property and used for the pool/beach.

2.5 You will be provided with full information and directions to get to the property and will be met at the property by a representative to hand over the keys at a specified time.

2.6 You will be given a contact telephone number for the representative in case of emergencies.

2.7 Two master keys to the property will be provided. If these are mislaid a cost of €100 per key will be deducted from the damage deposit.


3 Security/Damage Deposits

3.1 A security/damage deposit is payable 8 weeks prior to the commencement of the rental.

3.2 The Tenant will take good care of the property and will leave it in the same condition as found upon arrival. In the event of extra cleaning (washing up of plates and cutlery, collecting rubbish throughout the house), damage to linen, bedding and breakages etc, all costs will be deducted from the damage deposit held.

3.3 Upon arrival at the property you will meet the representative and shall confirm the condition of the property and appliances are in good working order. If any appliances are found to be defective, you should inform the agent immediately.

3.4 At the end of the letting the tenant must ensure that the property is left in the same condition and good working order as confirmed on arrival.

3.5 The damage/security deposit will be returned within 10 working days of vacation of the property if held by ourselves and upon receipt of your bank details. This is provided no damage or unreasonable cleaning costs are incurred. If the damage deposit is held via a third party booking portal their terms and conditions for returning the damage deposit stand.

3.6 You are responsible for the property for the duration of your stay. You are responsible for leaving the property in a clean and tidy condition, and will be billed for any excess cleaning. You are liable for any breakages and damage to the property, fixture and fittings and contents. Should you not replace any breakages or pay locally for any damage sustained, you will be billed on your return from your holiday. Any third party or other guests visiting the property during your holiday will be regarded as your responsibility and any damages or breakages caused will be your liability.

3.7 Should you require an additional cleaning service(s), this can be booked during your stay. Prices are available upon request.

A copy of a valid credit card will be required on entry to the property. This will be used as a deposit against any excessive damage that may occur.

4 Cancellations & Amendments

4.1 In the unlikely event that it should be necessary to make a change to your booking, we will notify you immediately. We will then do our best to offer alternative accommodation of at least a comparable standard. Alternatively a refund will be made.

4.2 If for any reason you need to change your booking, this must be done in writing. We will do our utmost to make the changes but it may not always be possible. You will be asked to pay an administration fee and any cost incurred for making the alteration.

4.3 Please inform us in writing of any cancellation of your booking. A cancellation will only be accepted from the person who originally made the booking. The cancellation will take effect from the date that the letter is received. Cancellation charges are as follows excluding non-refundable deposit:

Up to 8 weeks - no cancellation charge
6-8 weeks - 50% of rate refunded
4-6 weeks - 25% of rate refunded
Less than 4 weeks - no refund

If you have booked via a third party booking portal the above terms of cancellation stand.


5 Safety

5.1 All baggage, money and personal possessions remain at all times at your own risk.
ALL CLIENTS MUST ARRANGE THEIR OWN MEDICAL ACCIDENT AND PERSONAL PROPERTY INSURANCE. ALL CLIENTS MUST ALSO ENSURE THAT THEY ARE COVERED BY INSURANCE IN RESPECT OF DEPOSITS AND BALANCES IN THE EVENT OF CANCELLATIONS. (PLEASE NOTE: MANY TRAVEL INSURANCE COMPANIES DO NOT COVER FLIGHT CANCELLATIONS OR HOLIDAY CANCELLATIONS DUE TO MANY REASONS. FROM THIS IT IS THE CLIENTS RESPONSIBILITY TO ENSURE THEY HAVE ADEQUATE INSURANCE AT ALL TIMES).

SHOULD YOUR FLIGHT OR HOLIDAY BE CANCELLED DUE TO ANY CIRCUNMSTANCE, THE “CANCELLATIONS & AMENDMENTS” IN SECTION 4 WILL BE FINAL.

When you arrive at the property you make yourself aware of any possible hazards e.g. floors that may become slippery when wet.

Security

It is the tenants responsibility to ensure that all windows and doors are closed and locked securely prior to leaving the property. We are unable to accept any liability for any loss/damage of personal possessions that occur in the property. Please ensure that you have adequate insurance in the unlikely event that this should occur.

5.2 Your safety is extremely important to us, we do our very best to ensure our properties are safe however we accept no liability whatsoever for any aspects of the arrangements and no liability for any loss, personal injury or death, however incurred, whilst residing in the property or in the communities. During your stay you are expected to assume responsibility for the safety and security of the property and all occupants. If you have any special needs or concerns, please advise us at the time of booking.

5.3 Using any electrical items i.e. Cooker, washing machine, dishwasher, iron, kettle, toaster etc. is at your discretion, and we hold no responsibility for any injury or damage that could occur.

6 Complaints

6.1 Any complaints regarding the accommodation must be advised to us within 24 hours of arrival.

6.2 We take no responsibility for any matters beyond our control i.e. industrial disputes, bad weather conditions or any other situation beyond either our, or property owners control.

6.3 Although each urbanisation has its own set of rules that needs to be adhered to, we are unable to accept responsibility for any inconvenience caused by any disturbances such as neighbouring properties, land, building work, tenants/clients or animals. Nor can we take responsibility for failure of local services, such as electricity, water supply, electric or gas equipment or for any temporary unavailability of any general amenities, including television, pools, and road works or road conditions.

6.4 The property owners make every effort to ensure that their properties are of the highest standard and that all appliances and equipment are functioning well. In the unlikely event of any failure of an appliance, will do our utmost to replace or repair during your stay but this is the extent of our liability.

6.5 The Tenant will permit the owner or his representative access to the property in order to carry out urgent maintenance. The necessity of such maintenance is to be judged by the owner.

6.6 In the event we are requested to attend to any issue arising at the property by the Tenant and this is found to be down to Tenant error a call out fee of €25.00 will be charged and deducted from the damage deposit.

6.7 In the event we are requested to attend to any issue arising at the property by a third party due to a complaint a call out fee of €25.00 will be charged and deducted from the damage deposit.

6.6 We will not be able to deal with any complaints after departure from the property.

7 Website Accuracy

7.1 We take every possible care to ensure that the information on our website and current printed material that is made available to you before travel is as accurate as possible. You’ll be informed immediately if we discover any errors or omissions, which may materially affect your holiday.

8 Price Changes

8.1 The Letting Agents reserve the right to amend the prices quoted on the Web site due to errors or omissions, or changes in the rate. All prices and booking are subject to availability.


9 Breach of Contract

9.1 If there is a breach of any of these conditions by any of the Tenants, the Owners and the Agent reserve the right to re-enter the property and terminate the tenancy without notice without prejudice to the other rights and remedies of the Owners.

10 Community and Community Rules

10.1 The property is located in an Urbanisation. This Urbanisation is governed by an official board of members with a community of rules and regulations. With this, any breach of rules and regulations can mean a monetary fine or being asked to vacate the property. We accept no liability for finding alternative accommodation or issuing any refund.

During your stay, you will be liable to adhere to these rules and regulations. If any charges are brought on the property during the period of your stay, you will be liable for these charges and any monies charged to property will be deducted from the damage deposit held.

In signing this document you agree to adhere to the rules and regulations of the Urbanisation.

11 Noise

11.1 All noise during your stay will be kept to a minimum as this is a residential area with people living very close on a full time basis.

11.2 No music will be played within or outside the property after the hours of 11pm and before 10am.

11.3 Members of the party are not allowed to occupy the terraced or garden areas past the times of 11.30pm and before 8.00am. If they do so, all noise must be kept to a minimum.

ONCE AGAIN, PLEASE NOTE THIS IS A RESIDENTIAL AREA

12 Garden and Rubbish

12.1 All rubbish and refuge of any kind is to be placed in the bin area provided. (This will be shown to you on arrival).

12.2 Due to pest control, under no circumstances are any rubbish bags or refuge allowed outside the property or within any garden or terraced areas. Community Rules and Regulations state that all rubbish is to be placed within the bin area. Any properties to be found with rubbish or refuge may be liable for fines.

PLEASE NOTE: We are able to provide a service to remove the rubbish and refuge at an extra cost.

Rekommenderar verkligen detta boendet! Bra terass och uteområde. Inga bilder som ljuger eller dolda fel.Jane som var kontakt personen var vældig behjelpelig sammen med stewart. Ligger centralt till och absolut prisvärt.

Hi everyone Me&my family we spend 17 days of our summer holiday in this amazing house with very nice location as it is close to good restaurants and supermarket walking distance , security gate and clean environment, Miss Jane she was very friendly helpful to us as in information about the city and recommendations and she helped us with renting the car as she got us a great deal , the gardener he come to the house every Monday and Thursday from 4-6 pm to clean the swimming pool and taking care of the garden we liked the house not far from the port almost 5 minutes by car, we paid €500 refundable deposit in checking out , we paid €50 for early check out 4:15 am and €50 for lost keys fair enough , the house is very good if i am visiting Marbella again I will go for it great choice. Nous avons séjourné dans cette maison en famille durant une semaine et certains points ont assombri notre séjour : - l'électricité ne marchait pas à notre arrivée - la piscine n'a pas fonctionné correctement du séjour (deux personnes ont fini chez l'ORL avec une otite) - la climatisation ne marchant que dans 4 chambres sur 6. - beaucoup de details bien embêtant comme les assiettes trop grandes pour rentrer dans le lave vaisselle ou les plombs qui sautent, une prise complètement désossée sur la terrasse qui a valu un coup de jus à un membre de ma famille, du personnel qui passe tous les jours sans prévenir, sans sonner pour faire le jardin ou que sais je... Beaucoup d'autres choses, mais l'essentiel est la. Au delà de cela, la maison est belle et bien située, dans une résidence privée a accès réglementée, proche des bars et de la vie nocturne de Puerto Banus.

Thanks for your review Baptiste. We can only apologies for this isolated incident. As you can imagine, incidents can occur at any time that are our of our control. This particular villa had an issue with electric on the clients arrival. As they will confirm, we immediately sent an electrician to fix the problem at hand and they received a rebate on their stay. In regards to the air conditioning. There were only 4 air conditioning units advertised when you booked the property. We have now installed two extra units so there are units in every room. Unfortunately this was an isolated incident which we were quick to respond too. The property has been booked all year with many satisfied customers. We can give reviews where necessary.
