The house is situated in a very quiet neighbourhood, and Grand Reserve is a gated community which tends to keep the passing traffic to very low levels indeed. In fact the permanent residents can often be seen walking or jogging in the street in the evening which is an unusual sight in some other communities. The proportion of permanent residents is higher than some nearby neighbourhoods. Both of our neighbours are permanent residents of Grand Reserve. We have a good relationship with our neighbours and intend to keep it that way. They have the contact details of our property manager in case of any problems with a rental so please do be kind and considerate to the neighbours!
The house can sleep up to 10 people therefore a large family, or two families sharing, can benefit from greatly reduced rental rates compared to renting several hotel rooms. Also the house is much better equipped than most hotels where you would have to share the facilities with all the other hotel guests. Our house has all the facilitates you would expect from your own home including a private swimming pool.
Our property is a single level house with a large sq footage, where all areas are accessible to guests apart from the single garage where the property manager only has access and is used for maintenance purposes.
The pool area uses an optional pool screen for the safety of young children and those who can not swim. Please do not allow children near the pool if they are unsupervised and especially if they can not swim at least one length of the pool.

We employ the services of a local property manager who will deal with any problems that may arise while you are staying in our house. He has received very good reviews from previous guests and we are confident that you will be in good hands if there are any issues that you need to raise with him.

We are always looking for good longer term rental opportunities and welcome ALL enquires for snow bird bookings of one, two, or three months duration. We are also open to renting the house to folks who might need temporary accommodations while you look for a new permanent Florida home of your own!

We REQUIRE that you sign a booking agreement which lays out in detail our obligations to you, and your promises to us before final confirmation of your booking can be given.
If you booked instantly via airbnb then we agree to keep your booking rate and your booking dates available for up to 14 days, provided that you communicate with us as and when requested. The first thing we will do is send you a copy of the rental booking agreement for you to complete and return to us as soon as possible. Instant booking therefore only guarantees availability of your rate and dates for UP TO 14 days in the event that you do NOT agree to the booking terms. If you DO agree to our booking terms then the booking agreement and any additional instant booking terms through airbnb will become effective as of when you used instant booking, rather than the date that the booking agreement was actually signed and returned.
Please understand that we have multiple rentals through the year, which are sometimes back to back, therefore we ask that you comply with the house rules below so that everyone can enjoy their FULL scheduled stay at our property. If you do not agree with these house rules then please do NOT make a booking enquiry as it will be rejected.
Most renters are perfectly fine and we understand that which is why we have two section headings below, one for the good folks who we value greatly, and one for the possible trouble makers. Almost everyone renting our property will not need to be overly concerned by these rules but possible trouble makers should beware!
Basic Rules applicable to all:
The person who pays for the rental MUST be staying at the property. This is needed so that the person who's credit card is charged is fully aware of any potential prohibited activities or deliberate damages and hence the reason why a charge for those things may need to be made against their credit card or security deposit.
No smoking is allowed in or around the immediate property!
We do not accept pets for the comfort and health of all our guests!
Damage insurance is compulsory as is a security deposit / credit card hold of $400. Accidental damages will always be covered by the damage insurance and therefore will NOT need to be deducted from the security deposit. The security deposit is only for covering those things that are NOT accidents. The vast majority of renters will have the security hold removed without any charge because the purchase of accidental damage insurance means that nothing will need to be deducted for accidental damage.
Additional rules specifically to avoid problem renters:
Our home is for use by genuine holiday makers / vacationers only. We do not rent to owners of other properties for subletting, or any other purposes, including deliberately leaving negative reviews to reduce our ratings. We will NOT accept any bookings whatsoever from anyone living local to the Orlando area and we check the identity of occupants as often as necessary to ensure compliance.
Neither will we accept bookings from folks in the state of Florida if we have reason to believe that the house will be abused. All Florida sate residents MUST rent for a minimum of 7 days and a notice period of at least one week at ALL times with no exceptions, again to avoid problem renters.
Please do not try to pretend to be the owner and call to change the utility and entertainment packages, or the internet provision yourself as we will need to pass on to you any costs incurred for doing that including any contract cancellation costs and associated fees you have caused.
Any unreasonable fees or deliberate damage costs WILL be deducted from the security deposit as determined by or property managers post rental home inspection. The job of the property manager is to look after your interests and assist you with any issues with the house during your stay and also to act on our behalf, including maintaining the property in good condition for all our renters. If you accidentally damage any items then you must report it immediately to the property manager as an accidental damage, otherwise it may be deemed otherwise by the insurance company and then we will be unable to make a successful insurance claim if you don't tell us about it at all, or left it to be discovered after checkout. Reasonable folks will typically own up to accidental damages and then a valid insurance claim can be made to resolve the issue!
Rental of the property specifically for events and partying are strictly prohibited and may result in immediate exclusion from the property via a change in the door access code. Any criminal damages to the house, including forced entry after an exclusion, will be reported to the local police department and may result in criminal charges.
The driveway and the road outside the house will be monitored for excessive vehicle parking as required by the HOA rules. Any violation of HOA rules will result in the HOA notifying the current renter, perhaps to remove some of the vehicles from the property. There is parking for at least three vehicles on the driveway which is more than enough for an occupancy of 10 folks consisting of family and family friends. Parties consisting of one or two folks per vehicle resulting in 5 or more vehicles being parked for extended periods is clearly a violation of the rental agreement hence why this requirement will be monitored closely for compliance!
Please be aware that our neighbours will not tolerate continual or repeated disturbances, like for example noisy or repeated partying, they should be allowed to enjoy their own homes without being disturbed by any unusual or excessive activities. We have provided them with the contact details of our property manger who has been given instructions to promptly investigate and deal with any issues that they may raise with him including enforcing exclusion from the property if necessary!

Welcome to our Florida rental property listing! Our property has some rare features like for example a quiet neighbourhood, privacy, attractive surroundings, and a south facing pool that we think you will appreciate!
We are a typical family of five based in the UK who purchased our Florida home because we found that we were returning to Florida time and time again, and having to stay in noisy hotel rooms was a becoming a bad experience, especially when most hotels only allow a maximum of 4 guests per room.
We purchased our Florida home in 2014 and immediately decided to rent the property so that other folks can also share some time enjoying it. We are now expanding the rental possibilities after getting positive responses to previous rentals while with another listing agency. We are hoping to expand on the number of rentals and welcome all travellers from the Airbnb community.
