Near Old Colorado City, this is a modern, bright and light space in the historic, eclectic, "Westside" neighborhood. It is very conveniently located near shopping, dining, galleries in Manitou Springs, Old Colorado City, and downtown. It is also near great hiking and sightseeing areas, such as Garden of the Gods, Red Rocks Park, Manitou Incline, and Piles Peak. A few blocks away is Cimarron Expressway which leads up Ute Pass to Woodland Park, Cripple Creek, and beyond.
The Carriage House is an independent, light filled apartment above a detached garage, having vaulted ceilings with fans, and a skylight. The floors are natural hardwood, carpeting, and tile. The kitchen contains a electric range, a refrigerator, and microwave, (no dishwasher) and is completely outfitted for full meal preparations and serving. There is off street parking in the driveway below, off the alley, with a private entrance. (I am in the house next door in front.)
In the bedroom is a queen sized bed with natural linens, comfy down/feather comforter in a clean duvet cover, pillows, and ample closet space. (Also alternative to down bedding available.) There is a shower only. From one to four people can be very comfortable as guests with additional, convertible sleeping in the front room in the form of a trundle under day bed.
The carriage house is within walking or short driving distance to historic Old Colorado City with its shops, galleries, restaurants, and summertime Saturday morning farmer's market in Bancroft Park. It is only a ten minute drive downtown to the east with more shops and restaurants, museums and galleries. Just beyond that is Memorial Park with its Olympic velodrome and annual Labor Day balloon fest. Slightly north of downtown is Colorado College (Alum mom, 2010!). It is less than 15 minutes from the Broadmoor Conference Center. The space has easy access to the Cimarron Expressway (Hwy. 24) for travel either to the freeway or west into the mountains, Manitou Springs, and Garden of the Gods. It is also near the Midland Trail for bicycling, walking, or jogging. There is a bus stop on the corner for public transportation.
From the north one can catch glimpses of the beautiful Rocky Mountains and foothills. It is truly a comfortable and inviting carriage house, created to be a relaxing environment

Thank you for your respectful, gentle care of this carriage house, and relative quiet.
I love pets and know that yours are precious. However, for the health and safety of my family and other guests I am afraid that I cannot allow animals of any kind. Thank you for your understanding.
No smoking can be allowed in the carriage house or directly between the buildings.
In order for you to have the best experience at this altitude, there are a couple of things you will wish to be mindful of. Because of the low humidity, you need to work extra hard at staying hydrated. The first signs of dehydration are usually dry lips and headache. Also, alcoholic beverages are about twice as potent here as at sea level, so one drink is generally the equivalent of two of what you may be accustomed to.
Remember sunscreen. One can burn even on a cloudy day!
Please touch base with me if you have any questions. Thanks.

I have loved living in the beautiful Rocky Mountains for over 30 years where I teach college art. I am a metalsmith and watercolorist, and enjoy drawing upon our natural surroundings for inspiration. I also work part time with hospice. Creativity and caregiving are my natural way of life, yet I keep a very low profile.
