Newly renovated, sunny, spacious 1BR home with amazing panoramic views. Quiet, peaceful location within blocks of Uptown’s shops, restaurants, etc. Two decks, gas BBQ, fully equipped kitchen, internet, TV, laundry and all the comforts of home.

This 1BR is designed for comfort by experienced travelers.
We have equipped this home the way we like to find our vacation homes. The living room is comfortable and sunny with high ceilings, a sofa, over-stuffed chairs, TV, wine cooler, mini-split AC/heat and wood-burning fireplace. The bedroom has a king-size bed and TV. The kitchen is fully equipped with microwave, dishwasher, cooktop, stove, farm sink and everything necessary for home cooked meals. A gas BBQ is outside on one of the two decks.

You have exclusive, private use of this home and shared use of a full laundry, a two car carport and a large private drive.

We live within minutes of this home and greet each of our guests upon arrival. We provide a guest book that provides information about the home and the area and are available to answer questions and provide suggestions to our guests.

We charge a $100 cleaning fee for each rental, regardless of length of stay. Additional cleaning services may be available for a fee during the stay if desired and requested in advance.

This home is in a quiet, residential neighborhood just blocks from Uptown's Main Street. It is within an easy drive from over 100 hiking trails, mountain biking trails, Oak Creek Canyon, numerous State Parks, heritage sites and native ruins.

Local bus service and shuttle service is available to get around Sedona and to get to Sedona from Phoenix and (seasonally) Flagstaff.

This home is easy walking distance from Uptown Sedona' main streets and attractions which include over 20 restaurants, shops the Sedona Art Center, the Sedona Meditation Center, Tlaquepaque and Uptowns other attractions. Our guest book provides lots of suggestions and menus to some of our favorite restaurants. Entry is by Code key lock, Code to which along with directions is provided prior to arrival.

We treat the Property as a private home available for sharing with Guests. We keep it clean and in good repair and we expect our guests to treat it in the same manner. We respect the Guests privacy but try to make ourselves or other local contact available to assist our Guests in any way reasonably possible.
Guests recognize and agree that their stay, and all related agreements, constitutes an “innkeeper relationship” and is exempted from the Arizona Landlord Tenant Act. The Guests understand and agree that Homeowner may perform non-judicial lockout in the event that Guests willfully holds over post conclusion of the rental term or otherwise violate the below House Rules.
1. Maximum Occupancy is 2 persons both of whom shall be adults, unless varied by written agreement with Homeowner. All guest names and ages shall be provided to Homeowner at the time of listing. People other than those in the Guest party set forth above may not stay overnight in the property without prior written approval by the Homeowner.
2. No pets are permitted without express written agreement by the Homeowner. If permitted, by prior written agreements, all pets must be well behaved and disclosed to the Homeowner at the time of listing including the age and breed of each pet. Well behaved means that pets (1) are housetrained, quiet and do not disturb neighbors, (2) shall not be permitted on bed, sofa or other furniture and (3) shall not soil or otherwise damage the property or its contents. Homeowner shall clean up after pets throughout their stay.
3. Smoking is NOT allowed. There will be a $500.00 additional cleaning fine for any smoking inside or on outside decks with windows/doors open.
4. Liability: The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order at all times.
6. Only use appliances for their intended uses.
7. Parking is limited to 2 vehicles, one of which may be in lower carport and the other of which may be in the parking area on Mountain View Drive. Vehicles are to be parked in designated parking area.
8. There is no housekeeping service during the Guest stay unless separately arranged with the Homeowner. While linens and bath towels are included in the unit, maid service is not included in the rental rate. We supply extra linens, towels and outdoor towels. We do not permit bath towels to be taken outside of the units.
9. No disturbances are permitted. Disturbances include loud noise, music or parties or any other activities that disturb neighbors. It is our preference that disturbances be amicably resolved among the Guests and any affected parties. However, any reported disturbances are grounds for Homeowner’s immediate termination of the Short-term rental agreement and removal of the Guests from the property without refund. The Property is in a residential area and Guests will be expected to be good neighbors and to obey all laws and ordinances applicable to the Property.
10. Any breakage or damage must be immediately reported to Homeowner and Guests shall pay for repair or replacement of any breakage or damage to the Property or its contents.
