Large 1634 SF 2 bedroom, 2 bath, 2nd level Villa on the Eastern shore of Puerto Rico facing the Caribbean Sea. Villa comfortably sleeps 10. 1 Queen, 2 Full, 1 Queen sleep sofa, 1 Queen AeroBed. Kitchen, Living, Dining, Pool, Beach, Balcony, Yard.


Our ocean oasis is a large 1634 SF two bedroom and two bathroom second level Spanish style villa on the Eastern shore of Puerto Rico facing the Caribbean Sea. Our beach villa comfortably sleeps ten - one queen bed, two Full beds, one queen sleep sofa and two twin roll away beds. There is enough bedroom and bathroom linens to accommodate ten guests. Just one breaths walk to the sea and you can hear and see the grandeur of Casa del Mar (House of the Sea).

Enjoy a swim in the infinity pool facing the sea with views of Vieques Island, just to the left. Take in the beauty of the indigenous plant life surrounding the property. Challenge your loved ones to a game of Volley Ball on our spacious grounds; snooze on the hammocks while listening to the ocean’s crashing surf and swaying palm trees; dare to brave the sea with one of our boogie boards or snorkeling gear; or cast a line with one of our fishing rods (try to catch a Red Snapper for dinner!).

Have to work a little while you play on vacation? Don’t worry, we’ve got you covered with Liberty Cable high speed internet and WiFi. There is a desk with printer available.

Need to get out of the sun? Enjoy one of the many classic board or card games we’ve provided for your family. Want to listen to your favorite tune? Connect your electronic devices to our Bluetooth speakers. We also offer a flat screen TV (with cable), DVD player and a small collection of movies. And for those who like to read, a small bookcase library.

The kitchen is an open concept, fully equipped chef's kitchen. We do love to cook and with that in mind have provided all the cooking amenities one could want or possibly need while on vacation. Our kitchen boasts a full size double door refrigerator; gas stove and oven; microwave; toaster; coffee pot; griddle George Foreman Grill; fully stocked dishes, flatware and glassware for eight. The dining room table accommodates 6 guests.

For those of you looking for the perfect drink, track down some of our fresh local fruits at the market, or try our signature Pina Colada with equal parts of Coco Lopez, pineapple juice and Bacardi Rum. Include ice and put our Ninja IQ blender to work. Don’t forget to top it off with a splash of Maraschino Cherry juice (Don’t share that secret!).

The living room has a recliner and a queen sleeper sectional sofa which sleeps two. There is large flat screen TV with cable, blue-tooth surround sound, cards and family board games for everyone to enjoy.

The master bedroom has a Mahogany hand carved queen size poster bed with private full bath. There is also a den/office area with a desk. There is a large Armoire with flat screen TV with cable and plenty of storage. The room also boasts French doors which open out to the wrap around balcony overlooking the infinity pool and Caribbean Sea.

The second bedroom has two inviting full sized beds which comfortably sleep four with private full bath.

Additional beds consist of queen aero-bed (sleeps 2). Villa has an extra queen aero-bed just in case something were to happen to the one included. Villa is listed as 10 person occupancy, but could actually sleep 12 if needed.

Just off the kitchen is the laundry area which consists of stackable large capacity washing machine and dryer. There is shelving with plenty of storage and an iron with ironing board.

Private 2nd floor unit and balcony. Yard and pool are shared with only one other unit, if it is also rented during your stay. Rent both units and share this special place with friends or family. Downstairs patio is private to downstairs unit and not available for use of 2nd floor unit. There is a second dining area closer to the beach in the yard for the private dining use of 2nd floor unit. Outdoor charcoal grill also available to both units located under the patio. Outdoor furniture cushions also located under the patio and available to both units.

Storage shed located on left side of building which houses beach sporting toys and fishing gear. There is enough gear for both units, however most gear is shared. Any gear or bins labeled Unit 1 or Unit 2 are specific for that unit only.

We expect guests to most importantly relax and enjoy themselves. Treat this home as if it were your own and come back year after year to this ocean front paradise. Please be courteous to occupant in other unit, if rented.

We do have a rental agreement that must be signed within 24 hours of booking. This agreement protects us and you. Highlights of the agreement:

Maximum Occupancy: The maximum number of guests in this property is limited to 6 persons. Additional persons may only stay with written authorization of Homeowner, and there will be a charge of $15 per night per person. The Guest shall have no more than 10 (ten) persons reside or sleep on the premises. Violation of this policy will result in forfeiture of damage deposit. With written permission of Homeowner, more than 10 guests may occupy the property, however, a $35 per person per night fee will be charged for occupancy over 10.

Private Areas: The Villa itself and the second floor balcony are completely private to this Villa. The patio on the first floor is private to the first floor Villa. There are additional areas around the pool available for this Villa to use and an area in the yard with a table and chairs for outdoor dining for this Villa. The pool and yard are shared with the downstairs Villa. The shed located on the left side of the building has water sports equipment and fishing equipment available for the use of both Villa. There is enough equipment for both Villa to use at the same time, however they are stored in the same area and either Villa may use any of the equipment that is not marked in a separate bin. Bins inside the shed may be marked Villa 1 (downstairs) or Villa 2 (upstairs), in this case, those particular bins are available for only the Villa being rented. The patio chair cushions are stored under the patio that are available to both Villa. The charcoal grill is stored inside the pool utility shed and is available to both Villas.

Whole House (Both Villas) Rentals: In the event your party has rented the entire house (both Villas). All items belonging to each Villa must remain in that Villa. If any item is moved from one Villa to another, please be sure to return the item to the appropriate Villa before departure.

Smoking: This is a NON-SMOKING property. Smoking is not allowed inside the villa at any time. Violation of this policy will result in forfeiture of damage deposit.

Pets: Pets are not allowed in the property under any circumstances. Violation of this policy will result in forfeiture of damage deposit.

Minimum age: Homeowner will not rent to singles under 25, or vacationing students, unless accompanied by an older parent or guardian.

Identification: Guest agrees to provide a copy of a government-issued identification containing a photo and address as proof of identity for all adults listed on agreement.

Rental Rules: Guest agrees to abide by all terms contained in this Agreement at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the terms at all times while at the property.

Keys & remote controls: This property has a keyless entry system. You will be provided a pass code to use for the duration of your stay.

Inspection of Premises: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. The Homeowner has the right to inspect the premises without notice at any time to enforce the terms of this agreement. Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the premises at the expiration time and date of this agreement.

Repairs: We want your vacation to be just as you anticipated but sometimes repairs are necessary. If that happens, please call us calmly and politely report the problem. Please be aware that most repair calls require us to contact outside independent contractors to make the requested repair. Sometimes the availability of these contractors is limited so that repairs cannot be made as quickly as we may desire. We cannot be responsible for such delays. It may be necessary for the contractor or us to enter the home at reasonable times to make the repairs without your knowledge or presence. We will make every reasonable effort to let you know we will be entering the villa to make repairs.

Internet Service and Access: High speed wireless internet is provided as a convenience only and is not integral to this agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Power Outages: We occasionally experience power outages that are beyond our control. We report outages as each occur. No refunds or compensation will be given for any outages, spoiled food or goods.

Utilities: Guest agrees that Air conditioning shall not be set below 72 degrees. Doors and windows shall be closed when air condition is in operation. Guest shall make all reasonable effort to not abuse utilities including turning Air condition and lights off when leaving for the day. Upon departure, all lights should be turned off, Air conditioning set at 80 degrees, water fixtures fully turned to off position so that not dripping.

No Daily Maid Service: While linens and bath towels are included with the villa, daily maid service is not included in the rental rate. Maid service is available upon request and only if available for additional fees. Additional maid service must be scheduled and paid in advance, prior to service.

Weather Conditions: There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Guest Maintenance of Property: The Guest shall maintain the premises in a good, clean and near ready to rent condition, and use the premises only in a careful and lawful manner. The Guest shall leave the premises reasonably clean at the expiration of the rental agreement. Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest agrees Homeowner shall deduct costs of said services from the damage deposit prior to refund if Guest caused damages to the premises or its furnishings or missing items.

Cleaning before Departure: When you depart, please leave the home in a fairly clean condition. We have a very short period of time to prepare the home for the next guest. You are expected to leave the home undamaged, clean and nearly ready for the next arrival. We do have maid service that will complete a full cleaning as needed before each guest arrival.

Waste Disposal: The Guest shall dispose of all waste material generated during the rental period in a lawful manner and put their trash in the large blue garbage barrels near the generator shed by the front street. The Guest shall put all their trash out to the street along the gate on Wednesday evenings for Thursday early AM garbage pickup. In the event of a Holiday week, garbage must be put out one day earlier on Tuesday nights.

Subletting: The Guest shall not sublet the property. All guests must be listed on the rental agreement for occupancy.

Events: The guest shall not have any events, gatherings or additional guests (not listed on reservation) without written permission of Homeowner. Violation of this policy will result in forfeiture of damage deposit.

Behavior: The Guest shall behave in a civilized manner and shall be good neighbors respecting the rights of surrounding property owners. The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Quiet hour starts at 11 PM and outdoor noise should be kept to a minimum.

Furnishings, Utensils and Consumables: Homeowner shall provide towels, linens, cups, knives, forks, spoons, dishes, pots, pans, and other items as commonly used by Homeowner’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Guest. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when Guest arrives then Guest is free to use them. Our property is equipped with furniture, appliances, stove/oven, refrigerator, washer, dryer, microwave, coffee maker, toaster, vacuum, broom, pillows, bed spreads, TV’s, blue tooth speaker system, etc. We are not responsible for the malfunction of utilities or equipment. You may not rearrange furniture or take furniture to the beach. There are beach chairs and items specifically designated for beach use in the pool utility shed. You may not relocate, disconnect or modify the electronic equipment through the use of personal gaming devices or computers.

Items Left in Home: We cannot be responsible for any personal items left in the home. Thoroughly check the home before you leave for any personal items. If after check-out you request us to search the home for forgotten item(s) and the item is found, the item will be returned by mail COD with a service charge of $25 deducted from the damage deposit. The Homeowner shall not be held liable for safeguarding or condition of said items. Items found and not requested to be returned within 7 days will be discarded.

Firearms: Guest agrees not to bring any firearms on the premises. Firearms are prohibited.

Fireworks: Guest agrees that Fireworks and other hazardous materials shall not be used in or around the property.

Legal Usage: Guest shall use the property for legal purposes only and other use, such as not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. Violation of this policy shall be cause for immediate termination of this agreement with no refund of rents or deposits.

Security System: The property has a security alarm system installed. The alarm will be disarmed by Homeowner prior to arrival of Guest. The alarm is armed only when property has no guests. Guest should not at any time attempt to arm the alarm system. Guest agrees to notify Homeowner without delay if the alarm does not appear to properly working. The exterior grounds are monitored by perimeter surveillance cameras.

Indemnification: The Guest and guests of the Guest shall herby indemnify and hold harmless the Homeowner against and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Homeowner may maintain on the property does not cover the personal property of the Guests, and that Guests should purchase their own insurance if such coverage is desired.

Outdoor Recreational or Watercraft Activities: The Guest hereby releases and agrees to indemnify and hold harmless the Homeowner, its employees and any other entity to or for which the Homeowner is liable or otherwise in contract, from any and all liability that may arise as a result of any and all recreational or watercraft activity. These activities include, but are not limited to, transportation to and from points of access and use of grounds, parking areas, and/or facilities or recreational equipment supplied by the Homeowner. This save harmless clause is not intended to indemnify against any cost or damage, or portion thereof, caused by Homeowner or its employees.

Safety Precautions: It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or around the ocean and in or around the pool. Guest agrees to have responsible adult supervising minors while they swim in the ocean or pool. Guest is hereby notified that the ocean can be dangerous and accepts fully the risks involved. Guest is further notified to be cautious when participating in activities in or near the water. The ocean may have strong under currents/rip tides which can be very dangerous, especially for young children.

Legal Remedies: Guest agrees to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Homeowner enforcing this agreement. Guest agrees that Homeowner shall have the sole choice of Jurisdiction of either Puerto Rico or New Hampshire should a legal dispute arise.

Short Term Tenancy: Guest expressly acknowledges and agrees that this Agreement is for transient/vacation occupancy of the property and that Guests do not intend to make the property a residence or household.

Payment: Refer to Airbnb's payment terms.

Cancellation Policy: Refer to Airbnb's cancellation policy.

This agreement and disclaimer applies to Renters/Guests and all guests in the Renters' party.

I, Guest/Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

This was the perfect home for our family. Kids could be in the sea and the pool at the same time and we could watch both. We barely left the house because we were so comfortable there. The house had everything we needed and was very well organized. Chad was always immediately available if we had any questions.

It was a such great place to relax ! Chad is a great host, great communication and the house was beautiful.I want to go back the place is fantastic !!

This place was incredible. It was a girls trip and we were delighted by the house. It's really much better in person. The decor was lovely and it was extremely well stocked (beach towels, plastic bags, detergent, games, kitchen gadgets - you name it, it was there). We were even greeted by a basket that included a sweet note, a bottle of rum and other ingredients to make pina coladas). The beach was extremely remote. We did not see another tourist on the beach. We saw 2-3 locals on the beach each day. If you are looking for a party scene, this is not the place for you. But if you are looking to relax and get away from in all, this place is fantastic. The waves were quite rough (may have been the time of year) so we were happy to have a beautiful pool to swim in. Grocery was an easy 7 minute drive away. Some of the houses on the street are abandoned, seemingly due to beach erosion, but I never felt the least bit unsafe. Chad was excellent to communicate with both prior to and during our trip.

Clean, safe, private, accommodating, spacious, well maintained, accessible, fully supplied with everything you need for a great vacation are just the first words that come to mind when thinking about our stay. The house and property are gorgeous sitting right on a private beach with a crystal clear pool; even better then what we saw in the pictures. All of the local restaurants are delicious and very friendly. I would recommend this place to anyone going to Puerto Rico. An hour from San Juan and all of the other tourist attractions in PR.

The house was beautiful and well maintained . The caretaker greated us and made sure we were checked in. The beach is just steps away and the ocean sunrise is beautiful

My family and I love to travel. We have been to several Caribbean destinations and fell in love with Puerto Rico. My wife and I hope to one day retire in Puerto Rico. We vacation here every year and were always on the lookout for that perfect vacation home. We stayed in several places that we liked but none that we thought were perfect. So we decided to buy our own ocean front vacation home and make it our perfect vacation home. To help with costs, we have opened it up to others to always enjoy and vacation here every year if they want. We hope others love our home so much that they come every year and make it their vacation home also.

We have decorated our home into a beach theme. Our home has an infinity pool and private secluded beach. We have two separate villas, one up and one down which make this home perfect for bringing family and friends with you to stay in the other villa. We love sharing our home and vacationing with family and friends.

We live in New Hampshire so we have cold winters and the warm climate of Puerto Rico (85 degree weather and ocean) is our absolute favorite vacation get away.
