"BEST ROOM WITH A VIEW" - Yankee Magazine Best of New England, Editors Choice
Finally telling the truth while singing I'm on a boat.
Bed & Breakfast, Dinner Parties, Spa Days, Summer 2017.
Enjoy a day on the water or a night's stay with panoramic views from the center of Newport, Rhode Island's picturesque harbor upon the Belafonte. This newly restored (2012) vintage houseboat by designer Kristen Coates features a built-in queen size bed and separate sleeping quarters for 1-2 in the convertible wheelhouse ***please note this is a folding daybed and can sleep 1 or maybe 2, but is not a typically home/hotel bed! Think Glamping***, an Eco-friendly electric head and alfresco dining on the upper deck for 10 guests!
This unique floating apartment allows guests of all levels of boating experience to enjoy entertaining as the Belafonte remains on the mooring. Shuttle in and out of downtown Newport with complimentary launch service (water taxi) provided by Old Port Marine.
• sleeps 2-4 ***Please note: 1 Queen bed, 1 Fold out day bed that sleeps 1 person comfortably or two smaller people just fine (I'm 6'1" and have been able to sleep there with someone beside me, but I have had some feedback that it is tight - think Glamping and less home/hotel bed!)
• fully stocked with towels, linens, glasses and dishes
• all natural toiletries.
• galley includes an ice chest for refrigeration
• brand new paint, linens and cushions for 2016 with lots of decor updates!
In an effort to be more conscious of island living and our impact on the environment, the Belafonte is primarily powered by solar panels and batteries thus removing home luxuries such as hot water, refrigeration and 9 volt outlets. On board, we offer a charging dock to charge your cell phone - please bring your charger cable. Walking around downtown and want a full charge? Leave your devices at my gallery - Kristen Coates - right at Bowen's Wharf off the launch. My friendly staff can give you access to outlets and a few tips on where to go in town during your stay!
Local Transportation: From NYC: Amtrak to Kingston, RI and we can provide a list of taxi companies servicing the area - Uber now available too. We can direct you to overnight parking (please note this is different than previous years - we no longer have a designated parking space!).
We host sunset cocktail parties, spa days, traditional bed and breakfast for overnight stays or just rent it for a day on the water! ***Please note, day rentals are the same as nightly rentals, so maybe just stay the night!

There is one built in queen size bed and one convertible bed in the wheelhouse that sleeps two additional guests ***PLEASE NOTE THIS IS A FOLDOUT DAYBED AND SOME GUESTS HAVE COMMENTED THEY FELT IT WAS BETTER FOR 1 GUEST INSTEAD OF 2 - I am 6'1" and have had no issues with 2, but I feel better giving clear details from previous guest feedback to help you. Check-in Time is 3:00pm - 7:00pm. Check-ins later than 7:00pm will incur $150 late fee - special exceptions can be made in advance (1 week). Check out is at 12:00pm on your departure date. I communicate with guests prior to arrival about where and when to meet. All guests are escorted to the boat via water taxi (complimentary for Belafonte guests, gratuity encouraged for great service!) and shown the boat, accommodations, safety and amenities. Enjoy the boat and maybe we might see you out on the town, but we won't be back to Belafonte until after our guests depart! We are 100% available via text and telephone for guests with questions and of course emergencies.
Altre cose da evidenziare
Belafonte is a newly restored, award winning houseboat. To manage expectations, we encourage all prospective guests to read through the entire listing (nope, we do not have a home shower - only a cold water, handheld spout...like camping, but cleaner - and right, no where for a hair dryer to plug in, but you can stop by Seaman's Institute for a hot shower and 9V outlets! And there is a solar charger and battery block on board to keep your cell phone charged - please bring your own cord! And there is 1 Queen bed built in and 1 fold out daybed that sleeps 1 person or 2 if you don't mind glamping). Belafonte is a special place and a total labor of love. I wish only for my guests to enjoy their entire stay and love it as much as I do when the sun is hitting the water just right and you find the perfect place to sit and watch the sailboats pass... paradise. If something doesn't seem right or you're having a tough time on the open seas (harbor), let me know. I know traveling can be a little tough and even rougher on the water. I am here to be a good host and hope I have a quick fix, but I won't know unless you let me know!
We look forward to welcoming you aboard Belafonte!
*Let us know your intended time of arrival. We will pick up some ice and meet you at the launch to get you out to the boat. The Old Port Marine launch (water taxi) picks up at 1 Sayers Wharf (this is inside the parking lot of The Mooring Restaurant). Standing at the end of the dock and waiting for a launch is the best way to get the taxi. It typically runs 8:30am – 1:00am, but please confirm with the launch captain before leaving the dock for late night returns!
*No one under 21 permitted aboard.
*DO NOT TURN THE BOAT ON OR TRY TO NAVIGATE THE VESSEL. There are locks in place for keeping the boat at the mooring – trying to move the boat off the mooring or starting the engine could risk serious damage or injury. We will also bill to you $25,000 plus the cost of all damages to your credit card for this act. Please, unless you are in a life or death emergency, do not turn the boat on and even in that case we would prefer you call one of the boat captains or signal someone nearby for help.
*Please do not have more than 10 people aboard the boat at any time.
In addition, please do not have more guests on board than you can safely monitor. Although Belafonte is set up for guests with all levels of boating experience, there are wet decks, narrow walkways and an upper deck. It's a fun place to be, but with all boating, it's best to keep safety in mind first.
*No smoking. Please do not bring any illegal drugs aboard as our boat could be confiscated without any further reason!
*There are fire extinguishers throughout the boat in case of fire. One by the wheel, one by the bed on the floor.
*Absolutely no swimming at dusk or later. The water is a dangerous place at night and you could risk serious injury or death by swimming at night. It sounds so romantic, but really, snuggle up in bed, lay out on the upper deck or look up to the stars from the bow – no night swimming, please!
*All guests must sign a waiver of liability and a list of house rules saying that you have read and understand the houseboat rules. We will also need a copy of your license and credit card front and back for incidentals. By boarding the boat you acknowledge everything listed here as true and you agree to board at your own risk.
*For overnight guests, please arrange for parking ahead of arrival. Newport is very busy during the height of the season and it can prove tricky. Long Wharf Marina seems to be the easiest place to park.
*Once aboard, we will show you the following:
- Safety first! Life jackets (inside benches in the wheelhouse and on the upper deck), what to do in case of emergency (life jackets, fire extinguishers, radio, first aid kit) and how to radio in to Old Port when you're ready for a pick up (turn on the radio and hold the handset on station 68 and speak!).
- How to turn the power on and off (there is one switch on the dashboard and a second red switch inside the closet). This is essential for running water and using the head (toilet).
- Where all of the linens are what to do with wet stuff and how to set up an extra bed for guests!
*Please close all of the windows, turn the power off and put the lock on the door when leaving the boat. Even if you think you might only be away for an hour or so, please close the windows and turn off the power. Sometimes the power will go after a short period of time (unlikely, but can happen – think of it as leaving the lights on in your car overnight) and more often, we will get hit with an afternoon rain shower or storm… and who wants to come back to a damp, wet boat or bed?! Bring in any cushions you bring outside (the navy bench seats can stay outside) and close and lock all windows – except for the bathroom – which somehow benefits from a good rain shower!
*All linens, towels, warm clothing, dishes, utensils, electronics, sunscreen and toiletries are on the boat for your use while staying upon the Belafonte. Should you like to take them home with you, we will charge upon check out.
Complaint: The toilet does not work.
Remedy: Be sure the dashboard switch is turned to ON. Turn the red knob inside the closet from red to green (the battery icon will be right side up). Gently press the button inside the water closet. If this does not work, try replacing the fuse in side the fuse box near the red knob. There is a box of fuses and the fuse to be replaced is clearly marked and color coordinated.
***PLEASE NOTE: There is a charge of $1000 for anything put in the toilet other than marine tissue provided and organic matter. If something other than this is put in the toilet it will stop working immediately.
Complaint: Where are all of the lights?
Remedy: There are battery operated candles and push button safety lights in the first drawer of the credenza. Use these to find your way around the boat and you will see several flameless/battery operated lights throughout to turn on creating a cozy atmosphere. We like to clean up food and dry the floors just before the sun sets and then turn on lights before it gets dark.
Complaint: The VHF radio does not work.
Remedy: Make sure the volt switch is at 12 volt on the dashboard and the ON/OFF switch is at ON. If still not working, open hatch at back of boat and move battery switch from 1 OR 2 to BOTH.
Belafonte's captain can be reached via cell/text/email during your stay - but we are certain you will have such a great time you won't have time to call! To radio in to Old Port Marine for a pick up (or in the rare case of emergency) radio in on channel 68.
All contact information will be given to you again at arrival along with a list of restaurants and things to see and do as well as a checklist for check out.

My fun houseboat, Belafonte, sits in picturesque Newport Harbor just a stones throw from my downtown art and home store. Living between Newport and New York has it's perks, but Belafonte is definitely at the top of the list!
