Double room in new build property/development, a hop and skip from Edinburgh airport, with bus links round the corner for easy 30min commute to and from city centre. Closet storage, private ensuite facilities, central heated for a cosy stay!

This room is situated on 1st floor of a 3 floor / 4 bed townhouse. There is a large inbuilt closet for ample storage and ensuite bathroom.

Being a new build property, this room is well insulated, central heated with a thermostat on each floor.

Access to the room is situated just at top of stairs on first floor, there are no other bedrooms on this floor so privacy isnt an issue and you're welcome to come and go as you please!...

My work takes me away from home a bit, but I will always endeavour to be at the property to check you in and welcome you to my home and fill you in with details re: local amenities, access routes to city centre or wider location etc as you require. I also offer a self check in option for later arrivals/when I cant be at the property, via a key safe & code, situated next to the front door.

I will of course be leaving my contact details with you, should you have any queries or issues during your stay that you wish to clarify with me, should i not be onsite to assist.

My home is situated within a lovely, quaint village called Kirkliston. There is a local pub serving some delicious pub grub ( Lunch time weekdays and 10am - 5pm weekends ), local convenience store, cafe, take away, uni sex hair salon and the best chinese takeaway I've dined from in ages! ( I may be a tad biased, but its seriously good! ).

My home is a development built on the site of an old distillery... one of the original distillery towers still stands and is being converted to a 3 bed home, but adds lots of character to the development. Even the brick work on the boundary walls to my property, have been recycled and originated from the original distillery, so history is in abundance!

Directly across the road from my home is a little river side walkway, that leads a number of miles to the other side of the village. Perfect for a casual stroll on lazy day!

South queensferry is a mere 2 miles away where you'll find the most picturesque little village with quaint pubs and eateries..not forgetting the stunning views of the forth road bridge, all accessible via bus route which stops directly across the street.

Im lucky to have a bus stop to Edinburgh city centre nearby. Buses run every 30mins or so at peak times and take approx. 30mins to reach princess street, bang on city centre. En route you can take in some lovely views of the sights to city centre, such as west end, edinburgh castle, edinburgh zoo, murrayfield stadium and take in the charm and character of the traditional built buildings along the way!

I believe the fare is 3.30 single fare or 3.50 return! Bargain! The airport is approx 2-3 miles away and Im happy to advise re: bus/rail links to Glasgow or other neighbouring routes that you wish to explore whilst staying, all within easy access.

Parking is free onsite and I have a private garage to the back ( to fit one car ) should you wish to avail of this. Otherwise there is ample free off street parking to the immediate front and rear of the property.

The usual requests apply whilst visiting my home - I simply ask my guests to be respectful to the property, no smoking indoors ( but most welcome to do so on the private decking area to the rear ).

Im a pretty easygoing person and understand accidents happen, we're only human!..If anything is broken during your stay or you notice anything on arrival, please bring to my attention so I can retify to make yours and my future guests stay as comfortable as possible.

Siamo stati da Patrick poco tempo,ma siamo stati benissimo. Lui è un ragazzo assolutamente gentile e disponibile. Ci ha anche prenotato un taxi per l aeroporto. La casa fa parte di un nuovo complesso residenziale ed è spaziosa e pulita. Ottima per andare in fretta all aeroporto.

Gorgeous house, great value for money. Very cosy yet spacious and bright, very clean and tidy. Patrick went above and beyond to make sure we were comfortable and felt at home! Patrick is such a lovely genuine guy who puts so much effort into looking after his guests, this house is perfect if you are using the airport or attending an event at the royal highland centre, and the city centre is easily accessible with a bus stop next to the house.

Patrick is very kind and friendly. He was patient, waiting for us, which were delayed. The room is really beautiful, too.

Everything was excellent! Even tho we didn't meet Patrick in person, he was very friendly and helpful over the phone. The house was very modern and beautiful, room was very cozy. Everything was prepared as if we were in a hotel, very nice! My last words- I highly recommend this place! Majka

This place was absolutely great. Super clean and super new, for the price, cannot be beat. Patrick was very communicative and made things very easy for us.

Im an outgoing, sociable and easy to get along with chap in my early 30's... Love to interact and meet with new and interesting individuals.

I am self employed in Project Management, which takes me away allot around the UK... Being Irish I have no issue with chatting :) about anything and everything, so there is no fear of any awkward silence in my home!
