This is a four bedroom 3 bath home. Main floor has LR, DR, Kit and Master Bedroom with Large Pvt Bath. Garden tub in Master. Second floor has three addtl bedrooms: 1 Jr Master with pvt bath, bedroom with queen bed, bedroom with 2 twin beds, bathroom in hallway and additional vanity sink in hallway.

You will be happy to know that our Security gate is manned 24hrs day. They are strict with admission to the property. Guests love this, as do the owners! Guests must have ID -drivers license or passport- for access to property.

Due to Florida residency laws, we do not book reservations longer than 29 days. Renter and any/all occupants agree to waive all rights under Florida Law if they extend their stay beyond their contracted date. Renters and all occupants agree that owner can have them immediately removed from the home by the local authorities should they extend their stay without owner authorization and payment. Renter will also agree to be responsible for any and all legal fees incurred by the owner to remove and unlawful tenant from the property. Due to the many scams and squatters that take advantage of the law, we have no recourse but to have all guests agree to this policy. Acceptance of reservation indicates acceptance of policy.
I know the following will sound intimidating, but it is standard protocol in any hotel, resort or private villa lodging. Please read carefully as you are agreeing to the terms. If you have any concerns, please put it in writing to the owner and we will address it promptly. AirBnB takes care of most of these items, but in the event something falls through the cracks and is not mentioned by AirBnb, the following will take precedence.
*Although we maintain all appliances/air conditioning/heating/electronics including game systems, we cannot guarantee that these items won't require repair from time to time. In the event something stops working the Tenant agrees to hold the Host harmless as these items are unpredictable and out of our control. The Host will do her best to have these repaired as soon as possible. Our goal is for you to have a wonderful stay!
*Tenants agree that Host is not responsible for any loss or damage to tenant belongings. We urge you to purchase Travel Insurance to cover these items.
** The homeowners are NOT responsible for ANY accidents,including death, injuries, or illnesses that occur to the renter(s), or any guests or visitors of the renter(s), while in the unit, on the premises, or while using any community facilities. By accepting this reservation, the following is agreed to by all individuals and their guests:
CHECK-IN & CHECK-OUT: Check in time is 4:00 p.m.; check out time is 10:00 a.m., unless otherwise listed. Your home will be available for Check-in at 4:00 p.m. An early check-in can only be coordinated with the owner. If the property has a check-out the day of your arrival we will not be able to coordinate an early check-in. Check out time is 10:00 a.m. A vacation property requires at least 3 to 5 hours to be clean, so please help us prepare for our next guest by leaving on time. Also there is no refund if you depart before your departure date. We encourage you to buy a Travel Protection Insurance to cover for any situation that you may have or may arise
OCCUPANCY: Occupancy is set at 2 guests per bedroom. Sorry, NO PETS OR SMOKING IS ALLOWED IN THE PROPERTY. We reserve the right to inspect the property at any time without notice. If we found you in violation of this agreement, we will require you to leave the property immediately and the total reservation charge, and $200.00 charge will be not be refunded.

DAMAGE: Occupants are responsible for any damage to the property and agree to pay all cost for repair of damage and any collection cost that is not covered by AirBnB. If the property is left abnormally or exceptionally dirty, guest will be subject to additional cleaning fees. If there is any damage upon your arrival, it is the guest responsibility to notify us immediately, otherwise we understand that the damages found after your departure were caused by you or your group.

LOCK-OUTS: In the event of a lock-out you will contact the property caretaker immediately. If you lost the key, an extra copy of the key will be provided at a cost of $40. The following are the charges for lock-outs service calls: (1) if you leave your keys inside the service call is $75.00 during working hours (8:00 am to 5:00 pm) and $100.00 after working hours. (b) If you lost the keys there is an additional charge of $50.00 for the replacement and recoding the locks. We strongly recommend leaving the key always in the lock box to avoid this charge INSURANCE: Once Again We strongly recommend that you take out travel and medical holiday insurance to cover any losses, or unforeseen circumstances as, by renting this home, you agree the owner is not responsible for any losses, unforeseen circumstances, injuries including death.

LIABILITY: The Mouse Authority, LLC and The unit owner accept NO RESPONSIBILITY or liability for any loss or injury resulting for the use of our property or the facilities or the development. The Owner/Management Company accepts no responsibility of any loss of personal items left in the property. The Owner/Management Company accept no responsibility or liability for failure of equipment in the property; the Management Company will rectify the problem in a reasonable and timely manner. The Owner/Management Company accept no responsibility for and shall not be liable in respect of any loss or damage or alteration, delay or changes arising from circumstances outside our control, such as war or threat of war, fire or adverse weather conditions, government actions, closure, congestion at airports, cancellation or changes of schedules by airlines, theft from the property premises.

Remember the number of authorized people per unit is as follow: 4 bedrooms – up to 8 people. If we found you in violation of the occupancy policy the entire Security deposit will be forfeited and we will required all unauthorized occupant to leave premises.
OK, that did sound menacing but really, feel free to speak with me about any issues that arise. I am a reasonable person who wants you and your family to have a wonderful time!

Sorry, NO PETS -with the exception of service animals-are permitted! Unfortunately the failure to abide by this rule will result in removal from the home with no refund. A cleaning charge will be made against your Security Deposit in the amount of $200. Not worth the chance. There are other owners that do allow a pet under 25lbs. Check with AirBnB. Thanks for your understanding!
No SMOKING INSIDE UNIT. We certainly won't remove you from the property but we WILL charge $200 against your security deposit to fumigate and clean the unit. Again, not worth the price when you can walk outside or sit at the clubhouse a few steps away.
This unit can only sleep 8. With the exception of an additional infant or children under 3 yrs of age sleeping with parent, no additional occupancy permitted. We do have a high chair and portable crib in the unit for those with very young charge!

What a wonderful trip. The condo was clean and exactly how it was presented on the site. The host was very easy to get a hold of and responded to any questions promptly. I could not have asked for a better experience. Thank you so much!

We came to Kissimmee for a much needed family vacation. Our stay here was absolutely incredible we loved it. The house was clean and amenities; Pool, Gym, Arcade and Tiki Bar were used almost everyday. We felt at home and will be coming back again and again. :-)

We absolutely loved our stay! Fantastic location! The gated condo gave us that extra feeling of safety. Security and the tiki hut staff ALWAYS had a smile on their face and had fantastic personalities!! Very light hearted.....that will always win me over. Our family got a lot of use out of the pool, splash pad and gym which was literally right across the driveway! AWESOME! I would definitely stay here again and will recommend to my friends who travel here! Audrey even messaged is making sure we were having a great time and we knew she would be super easy to get ahold of if we needed her! This was a great first Airbnb experience!
