On top of a hill, only 5 miles away from the wonderful medieval town of San Gimignano, this one-of-a-kind ancient barn is nestled in the most beautiful Chianti countryside and has been recently finely converted into a fabulous designer villa.

Elegant and stylish details have been combined by the owner during the extensive renovation work to create a villa of rare beauty and charm, surrounded by the gorgeous typical Tuscan landscape, second to none for its striking beauty… 360° unobstructed views on the spectacular landscape and the medieval towers of San Gimignano can be enjoyed from almost every corner of the property.
The stunning views on the magical landscape with its perfectly kept vineyards and fields of olive trees together with the tranquillity and privacy of the area create a relaxed, secluded and peaceful atmosphere, making the villa a truly ideal retreat for a perfect Tuscan vacation..

The villa’s large windows, shaded by bricks placed in diamond shapes (typical of the Tuscan barns) make the home a light-flooded heaven. The thorough attention to details, from the careful selection of the materials used, to the exquisitely appointed custom-made pieces and the vintage design furniture, where traditional features blend in with modern touches, has contributed into creating a charming, modern space that perfectly blends with the villa’s ancient structure.

Description of the exteriors.
Outside, on the east side of the villa, next to the kitchen, guests can enjoy a shaded veranda equipped for outdoor meals as well as a paved solarium area in front of the entrance. On the south west side of the house next to the barbecue, there is another terrace fully furnished with lounge chairs and a table for al fresco dining, surrounded by a large lawn with pomegranate & olive trees, roses and the most beautiful views of the countryside and on the medieval towers of San Gimignano!
In the garden, within a few steps from the main house, there is small outbuilding that has been converted into a guesthouse.

Accommodation.
The main villa comes with two bedrooms and sleeps a total of 4 guests (an extra foldable bed for a child can be added upon request), while the guesthouse sleeps a total of 2 (it can be setup with either 2 twin beds or one Queen bed). Please note that the price listed refers to the rent of the main villa only, access to the guesthouse can be added upon request (at an extra charge).


Description of the interiors.
The entrance door leads to a loft interior with beamed ceilings and terracotta floors. The dining and living areas come with one fireplace each and are on split-levels, connected by a custom-made spiral staircase. A few steps down the staircase it is possible to reach the bedrooms, from which truly amazing views can be enjoyed.
Rooms description.
Main Floor (where the main entrance is located): fully equipped kitchen (dishwasher, freezer, fridge, kettle, toaster, coffee machine, orange squeezer), dining room with fireplace, spacious living room (fully furnished with comfortable sofas) that comes with a 2nd fireplace, Tv (with all main foreign channels, hi-fi, dvd player) and the most beautiful direct views on San Gimignano..

Lower Floors: A few steps down the large spiral staircase, there is the master bedroom (king bed) with walk-in closet and the master bathroom (with tub).
Down 8 more steps there is the second bedroom with two twin beds (with a direct access to the garden) and its adjacent bathroom (with tub).
At the bottom of the staircase there is a laundry room (also accessible from the outside) with a washing machine, iron and ironing board.

Guesthouse: one bedroom (with either two twin beds or one Queen bed), bathroom (with shower), kitchen.


Location details.
The villa is located just about 3 miles (5 km) from the village of Poggibonsi and about 5 miles (8 km) from San Gimignano, 23 miles (38 km) from Volterra, 23 miles (37 km) from Siena and 29 miles (47 km) from Florence. Thanks to its strategic position, the villa is an excellent starting point for day trips to Volterra, Siena, Florence and all of the other characteristic hamlets in the wonderful Chianti area and it is also ideal for walks or horse-rides on the winding paths along the breathtaking countryside.
Thanks to a mild climate, San Gimignano and its surroundings offer a wide choice of activities that can be enjoyed not only during the summer, but throughout the year…art cities, inviting countryside for those looking to relax away from the busy pace of the city; villages nestled on ancient castles and a rich cuisine where you can find, unchanged, traditional local food and wine… These are just some of the characteristics that make San Gimignano and this wonderful part of Tuscany an ideal place to visit! To be discovered either on foot, by bike, or even better, on a horseback…

The nearest grocery shopping as well as the nearest supermarket can be found in Poggibonsi, just a few minutes away from the property. Excellent grocery stores selling some of the best local products such as fresh pasta and fresh cheeses, a famous butcher, a bakery and an excellent ice cream can all be found there.

The area of San Gimignano features excellent restaurants, which can be easily reached from the property within a short ride. Several more great restaurants can also be reached within a 20-30 minutes drive going towards Siena, in Monteriggioni and Castellina in Chianti or towards Florence.
The area also comes with really great wineries, where it is possible to purchase some of the best Tuscan wine as well as organize visits to the cellars and fabulous wine tastings..

My family of four - including two kids aged 11 and 12 - stayed here for 9 days in December. The house has been beautifully renovated and is spacious, bright and enjoys lovely views towards San Gimignano and over the olive trees that are planted outside. It was winter when we were there, so quite cold. The heating worked fine and there are two fireplaces to build fires, so no issues. The host had bought some basics for the fridge on our arrival (and a bottle of wine), which was appreciated, and otherwise the kitchen is well-equipped. There are plenty of books and DVDs around the house. The living room is spacious and the lounge suites are very comfortable (Golf enough to nap on!). The bedrooms are cosy and comfortable. In terms of location, the house is a 10 minutes drive from the nearby town which itself is fairly basic but has a supermarket and some shops. Apart from San Gimignano, which is 15 minutes away, the house seems to be 45-90 minute drive away from most places nearby you'd want to visit - Siena, Pisa, Florence, Volterra, Cortona etc - so that's good or bad depending on your mobility. We had a car so it was good. The location itself is very quiet. Though there are neighbouring houses (not many), we hardly ever saw or heard anyone apart from a dog barking now and then or someone walking down the road. Very quiet. Overall, this is a great place and I would highly recommend it.

We were warmly greeted upon arrival by Sergio and Manfredo. Both were very patient and extremely helpful in getting us oriented. They made it clear that they were only a phone call away if we needed anything at all. The house was immaculate and as described; the view of San Gimignano and the surrounding countryside was even more spectacular. Our travel time to Florence was under an hour and about 20 minutes to San Gimignano and 25 minutes to Sienna. Cristiana gave us recommendations on local restaurants and places of interest, providing us with an opportunity for some off-the-beaten-track experiences that we treasured. Cristiana and her team were lovely people to deal with and we're grateful for a lovely experience as well.

While we were not Cristiana's first Airbnb guests, we were the first to book with her immediately after she made this wonderful place available for others to share, at the beginning of the year. And boy are we glad that she did. We just returned from two wonderful weeks at the barn in Tuscany and it was one of the best family holidays we have had in years. We have two teenage sons, so we also booked the terrific little guest house. There was ample space for four, but we could have easily fit six. Having spent many summers as a child in Tuscany, I had high expectations, as I wanted to share my love for this marvelous area with my family. My/our expectations were surpassed by far. Due to summer holiday traffic, we had changed our travel plans, so I asked Cristiana if an earlier check-in would be possible. She quickly responded and immediately agreed. The day before arrival she even wrote that we could come even earlier, which was great for us. Finding the place was not a problem at all. The restaurant across the street is listed on maps, so we had perfect navigation up to the front door. Upon arrival Sergio and Cristiana quickly showed us the house and made sure that we had all information to feel comfortable the next two weeks. Yes, a lot of details were necessary, automatic lights go on at night etc etc. Did we feel micromanaged? No, not at all, but then I had asked the family to read the detailed "how to" that Cristiana had sent per mail a few days earlier. She goes out of her way to list places to see, places to eat, places for wine tasting... We found this information very helpful, despite having been to Tuscany many times before. The house itself and the kitchen are superbly equipped. A bottle of wine from Cristina as a welcome, homemade olive oil in the kitchen, it just felt like coming home. The next day Sergio brought some more wine and olive oil and the best home grown tomatoes we ever had! We drove over 1.000 KM during the last two weeks in Tuscany, looking at all the different medival towns listed in the guidebooks. Every time we got back to the barn, I asked myself, why did we even leave? The view over San Gimignano is stunning. Despite being on holiday, I actually got up almost every day at the crack of dawn, just to see the changing of the light across the valley as the sun rose. Arriving back in Berlin this afternoon, my youngest son said, "Dad, I miss the view of the barn. I think I forgot something in my room, could be turn around and get it?" This was after a 2 day drive. Any more questions about how fantastic this place is? Sergio - thanks for all your help. Cristiana - thank you for sharing your barn with us.

Jaw dropping views. The pictures just don't do this house justice. My wife and I spent four nights at this gorgeous home and we couldn't have had a more perfect end to our time in Italy. From kind and jolly Sergio checking us in to owner Cristiana staying in touch throughout our stay and directing us to fantastic Chianti wineries, a great butcher shop and the gorgeous town of Volpai, this stay could not have been more memorable. The villa is comfortable, very clean, incredibly well maintained and has every amenity you could want for your Tuscan paradise. Perched up on a hill with San Gimignano in the background, we enjoyed using the BBQ and unwinding with many bottles of red wine and the breathtaking scenery. We can't wait to come back!

Beautiful home but we had many issues: 1. Check in took about 45 minutes. Everything was overly explained and there were too many details to keep track of. We felt very micromanaged. 2. We owed 150 euro on arrival for cleanup and had to take out our own trash which was 5 minutes down the road. 3. We had to pay for any and all electricity including the AC that we used while in the house. 4. Apparently we didn't shut a secondary door to the outside and the wind blew it shut. Part of the lock broke and she charged us 40 euro. 5. I do not think it was accurate to the pictures. 6. The house is impossible to find. Pros: 1. The house is beautifully constructed with amazing views. 2. The beds and couches are very comfortable. 3. Home is central to all towns in Tuscany.

Hi Margo, we are glad to hear that you enjoyed the views, central location and comfort of our home. We are sorry that you encountered any issues and I would like to address each of your concerns. We like to keep the barn very well-equipped so that our guests have every comfort of home. Since the house is big with many floors, doors and windows, we think it thoughtful to explain the details, rather than leave our guests to their own devices. It was certainly not our intention for you to feel micromanaged. We do keep very detailed printed instructions in the home as well, so perhaps we can work on shortening the check-in process in the future. A final cleaning fee and the cost of electricity is always agreed upon prior to the guest confirming the booking. Because our municipality does not offer curbside trash collection, all homes must place their garbage in roadside bins. Although it was not an obligation to remove your trash during your stay, we wanted you to be aware of how to dispose of it should you choose to do so. The cost of electricity is usually a small fee to be paid in cash at check-out after the meter's reading. This is a common practice as electricity is a precious resource in Italy. Because it is a countryside home, the exact location can be difficult to find on maps/earth, so we always provide detailed driving directions in advance to all of our guests. As we did for you, should our guests have any difficulty, we are more than happy to pick them up.

This place was absolutely fantastic. The pictures are spot on and the view is amazing while the house itself is fun and comfortable, providing ample room. We also utilized the smaller "guest" house which turned out great. It was a 15/20 minute drive into San Gimignango which was a great place to explore/grab dinner. It was more expensive that all the rest of our Italian Airbnb experiences, but we felt like it was worth it and reasonable for the value. Overall I'd highly recommend for those with a rental car who want to experience the beautiful/quiet Tuscan country side.
