Our spacious (app. 850 sql +) and charming garden cottage is a complete little house. The location in the Sycamore/ Boyle Park neighborhood is in ideal walking distance to downtown Mill Valley, nearby shops, parks & restaurants.
Please note: Mill Valley requires a 12% additional tax on top of the airbnb rental amount for stays less than 30 nights. More details in the space description.
Please email me prior to a reservation request to see if the space is available - ideally with a short description of yourself and the purpose of your trip since I feel much more confident renting to someone I know rather than to a complete stranger ;-).
This is a completely freestanding small house (app 850sf+), not only an attached 'studio/apartment': 1 bedroom, one large living room with fireplace, an extra sun room and a separate dining room connected to the large chefs kitchen. Enjoy beautiful hardwood floors, a bathtub and a sweet and private outdoor seating space with BBQ.
The cottage is in a very quiet location at the end of the property behind the main house with a big private space for outdoor seating. Your own small basement with washer and dryer offers additional secure storage space for bikes. The cottage is in the flat and sunny part of Mill Valley with (almost) no stairs to climb.
The owner lives in the main house in the front of the property and is available if needed.

We are available if need be and happy to help but are generally aiming to give our guests as much privacy as possible (often the only time we see our guests is if we happen to park in the driveway at the same time - the location of the cottage is very private since it's set in the back of the property).

To comply with local regulations there will be an additional 12% tax applied to the nightly rate for stays under 30 days. This will be collected after the the reservation through airbnb has been completed through the airbnb resolution center, to avoid additional Airbnb fees.
Strictly no smoking, no heavy drinking, no parties, no drugs.
The cottage is in a quiet residential neighborhood. We are in close proximity to our neighbors and expect low noise levels and absolutely no parties, large gatherings or work meetings as well as compliance with the local noise and smoking ordinances is required.

Even though we have 1 queen bed and an additional convertible sofa queen bed at the cottage it only accommodates two adults and no children. If you expect extra guests during your stay please contact me prior to your reservation request and don't just assume that they can stay with you.
Rental agreement: By booking through airbnb you explicitly agree to the following rental agreement:
If the following provisions are met, your damage deposit will be released to you within the specified timeframe on airbnb of your departure.
·No damage is done to the home or its contents.
·No linens or household items are missing.
·No early check-in or late checkout.
·House has not been smoked in.
·No pets were brought to the house.
Upon receiving your payment and a signed and dated copy of the Rental Agreement, a rental confirmation will be mailed to you. Shortly before your arrival, we will email you information how to access the house.
When you arrive, the home will be clean and set up with towels and linens.
No pets allowed. Guests who bring a pet or pets without approval will forfeit their security deposit and may be evicted from the property.
This is a non-smoking home and property. Any violation of the smoking policy will forfeit your deposit.
Children need to be supervised by their parents at all times.
The gate that leads to the garden needs to be locked at all times. The tenants agree to always lock this gate after them.
The Owner shall provide utilities, furniture and fixtures, lines and towels. No telephone landline is provided.
Check-in time is no earlier than 3 pm. There is only a 5 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early.
Checkout time is no later than 10 am the day you are scheduled to leave. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, you will be charged for one (1) additional night‘s stay.
Checkout procedures: Prior to checkout, all dishes should be washed and put away. Bedding, sheets and towels should be placed in the laundry hamper. Before leaving make sure all doors and windows are shut.
We will not be liable or responsible for personal items left behind, lost or stolen.
You must be 21 years of age to rent this home and provide proof of age, if requested.
The home has a maximum occupancy of 2 adults. Renters who exceed the occupancy limit of 2 adults and falsify occupancy information at the time of reservation are subject to eviction. Exemptions to this rule must be explicitly agreed upon in writing (email) prior to renting the cottage.
House parties are strictly prohibited and grounds for immediate eviction.
Tenant acknowledges any loss and/or damage to the Cottage will result in a charge for replacement value to tenant’s credit card, or if tenant is paying by check tenant will promptly submit the moneys due. Tenant agrees to indemnify and save Owner and Property Managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by tenant, guests or invitees. Also from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the apartment or premises.
Owner shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect, or default of Tenant, his guess, licensees or invitees
Illegal substances and weapons on the premises are strictly prohibited and grounds for immediate eviction.
There is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their guests as appropriate.
If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.
Any exceptions to the rules and regulations as written here, must be approved in writing in advance.

Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
Severability. If any term or other provision of this Agreement is determined to be invalid, illegal or incapable of being enforced by any rule or law, or public policy, all other conditions and provisions of this Agreement shall nevertheless remain in full force and effect so long as the economic or legal substance of the transactions contemplated hereby is not affected in any manner materially adverse to any party. Upon such determination that any term or other provision is invalid, illegal or incapable of being enforced, the parties hereto shall negotiate in good faith to modify this Agreement so as to effect the original intent of the parties as closely as possible in an acceptable manner to the end that transactions contemplated hereby are fulfilled to the extent possible.
Tenant confirms that he has read and understands the rules and regulations. Tenant certifies that tenant is at least 21 years of age and tenant will be held responsible for the care of this property being rented under tenant’s name. Tenant accepts full responsibility for damages or extra cleaning charges, should they be discovered during or after departure.

Originally from Cologne, Germany but have lived all over the place. I have lived in Belgium, spend a year in France as Au pair, worked for a year in South Africa, and then a couple of years in Munich and Frankfurt. Since 2004 I have been living in the US (New York and San Francisco) with my husband Markus and two children Alexander and Renee Sophie. My children are 6 and 9 years old and very sweet 90% of the time. The other 10%, oh well...
We are easy going, down to earth and humorous people who are into sports, like to spend time outdoors and love pets.
In 2012 we fulfilled a longtime dream and bought and remodeled a beautiful 4br, 2400sf house in Tahoe Dollar Point which allows us to spend time with friends and family while having fun at the lake. Though Lake Tahoe is mostly known for it's world class skiing and the olympic ski resort in Squaw Valley (yes, we love that too!), personally, we almost enjoy the place even more during the summer since there are so many things to see and do besides skiing.
We try to be good guests and to treat other people's property respectfully and expect the same from our guests. Should there ever be a problem please talk to us and I am sure we can always sort it out and hopefully make it right!
