Independent Ranch-Style Home near UM&DT, with 3 bedrooms and 2 bonus rooms in two levels.
This is a cleanly maintained old house, the location of the house is the main asset of this house. Access to pristine Rattlesnake creek trail is right behind the house.
This 2000 sq.ft Cul-de-Sack Rattlesnake House located in the very desirable Rattlesnake Valley in Missoula. House is newly remodeled with new paint, upgraded bathrooms, comes with 2 bathrooms.
The two level house can sleep 8 and at most 10 people. The duel level floor plan makes it easy to accommodate large groups for gatherings, but guests should make note, this is a house, all the rooms are not identical. The two bedrooms upstairs and one bedroom and bonus room in downstairs. Two queen beds upstairs and a king and other single beds, hammock and bunk are in down (URL HIDDEN) bed is available up on request. The down stairs hall with a electric fire place. The up-stairs bathroom with a bathtub and the down stairs bathroom come with a shower. All towels, linens, toilet paper, hand soap and Shampoo are provided. The spacious double deck is an attraction in summer. There is a Gas Grill (with propane) is there if guests if want to use and intend to clean after.
The Picturesque cottonwood trees keep the house cooler in the summer and back yard make one feel like living in a nature preserve. The house is an escape from the city within a mile from the University of Montana and Down Town. We welcome children including infants. But house doesn't come with a baby bed.
The home comes with kitchen and laundry, free dedicated broadband Internet and Wi-Fi access, TV with Roku-streaming with hulu Plus.
Guests can access whole space except the garage (for parking) and supply closet in the down stairs.
One dog is considered with an extra charge of $10/day. Restrictions for the dog: Dogs are not allowed on the furniture, bedrooms or in down stairs. For day time, there is a nice fenced back yard.

The shared spaces and independent houses are cost-wise not comparable, due to short season in Missoula, the mere fact of mortgage and separate maintenance expenses. We try our best to optimize the rates to be affordable for privacy seekers who like to enjoy the city attractions. If the guests are unfamiliar with Missoula, this ranch style home is in one of the most desirable neighborhoods at an affordable rate for a private home.
Though this neighborhood property costs are one of the highest in Missoula, we optimize our rates by charging partial cleaning fee, and expect guests to share the responsibility to keep costs down.

This house is sure to please year-round. You will feel part of Missoula's friendliest neighborhood close to wonderful playgrounds, magical Tom Green Park and Rattlesnake Creek as well as Down Town and the University. Discover Missoula's many restaurants, shops and breweries while immersing yourself in the artistic culture. From concerts at the Wilma to Grizzly sports at the U of M there truly is something for everyone. For the outdoor enthusiast Mount Jumbo, Waterworks Hill, and the Rattlesnake Wilderness are right at the door providing some of the best hiking and mountain biking trails in the area. Families will enjoy strolling along Rattlesnake Creek through Tom Green Park to Pineview Park which features tennis courts, a play ground and an ice skating rink in the winter and just in a walking distance to the house. Missoula is kids friendly city, offers Indoor Water Park throughout the year and Summer Water Park in the Summer with a nominal fee.
Check in is 3 pm. Please don't try to check-in early unless already arranged as the cleaners need this time to prepare the home for your arrival.

- Only the confirmed number of guests is allowed on the property. People other than those in the Guest party set forth above may not stay overnight in the property unless pre-approved by the owner. Please consult for additional unexpected guests. We do not allow parties on the property unless already arranged.
Be considerate to your new neighbors! Quiet hours are from 9 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.
- Amplified sound that is audible beyond the property boundaries is prohibited.
- Parking is limited to 3 vehicles. Vehicles shall be parked in the designated onsite parking area which is on the asphalt drive way and on the street in front of the house, do not park on the Grass. Any illegally parked cars or boats are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
- Housekeeping: There is no daily housekeeping service. While linens and bath
towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

Do not walk on the area rugs with shoes. Take off the winter shoes at the door.
Do not sit on furniture in wet swimsuits or with suntan oil on. Keep the furniture and Furnishings in good order. Only use appliances for their intended use.

Pets are not allowed
- If your stay involves moving from one level to another please make sure items stay at their designated levels.

SAUNA: No children under the age of 10 are permitted in Sauna at any
time. When using the Sauna, remember there is a certain health risk associated with this facility. Use at your own risk.
Fireplace: The electrical fireplace is operated with remote. Please handle with care. Do not let children operate at any time.
Water and Sewer: The property is with city water and sewer. DO NOT FLUSH
anything other than toilet paper. No feminine products should be flushed at anytime. If it is
found that feminine products have been flushed and clog the drain system, you could be
charged the damages of up to 500.
- Storms: No refunds will be given for storms. Mountain roads can be curvy and
steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road or weather conditions.
- Follow these Checkout Procedures to Avoid an Extra Cleaning Fee.
Checkout time is 11:00 am. If you plan to check out early, please call Ray at (PHONE NUMBER HIDDEN). Due to the short period of time we may have to prepare house for the next guests please wash and dry most of the towels. If you can start bed linens this is helpful as well, you do not have to fold laundry. We understand this may be inconvenient but it's necessary so that we can have the home ready before the next guests arrive at 3:00 pm. Take out the trash. Load and turn dishwasher on normal wash, do not over fill with dish washing detergent. Turn off all lights, bring thermostat to 57 degrees on hold. Close and lock all doors. Hang the keys to scorpion lock hanger.
- Please, check your car for any items that are supposed to remain at the house.
