High ceilings with an open floor plan that allows guests to enjoy the whole space or cozy up in private corners. Originally built as a barn with one room for the stable hand, later chauffeur. The second floor was converted into an apartment by the Sisters of Saint Joseph in 1959. The Cadzows remodeled, opening up the floor plan and raising the ceilings between 2010 and 2015. The 900 square feet now has two bedrooms, one bathroom with jacuzzi tub, a fully equipped kitchen including clothes washer and dryer, and an open and visually interesting floor plan. Main bedroom has a queen-sized bed. The second bedroom has a built in bunk bed with a single mattress on the top and a full mattress on the bottom. There is also a full size couch and an extremely comfortable rocking recliner that accommodates sleeping for those with back problems or parents of crying babies.

Each guest will be assigned a unique PIN to enter through a secure, solid-wood door with tempered glass that fronts Woodward Ave. The PIN will be deleted following each stay to ensure the safety and comfort of all guests. The access is through a driveway of a neighbor's house. We are allowed to use the driveway to come and go, but we cannot park on it (even just to load or unload), hang out, etc.

Sorry for the inconvenience! But the good news is that there is usually plenty of close street parking. More details about that can be found in the photos.

We will be in the main house and can be reached if there are any questions, comments, or concerns. We are open to guests interactions, but guests can also enjoy as much privacy as they desire.

The Parkside neighborhood "contains superb examples of such diverse architectural styles such as the American Four Square, Victorian, Colonial Revival, Craftsman, and the Arts & Craft bungalow. We are located three Blocks from the Humboldt Subway Station, which give affordable and rapid access to downtown Buffalo and UB's South Campus. You can also use the bus lines to get anywhere you need (e.g., Niagara Falls) with the NFTA trip planner: ( it)

The carriage house is decorated with antiques and bits of local history, including historic photos of the property, local maps and books. It's a great place to learn about the history of Buffalo. There are also some toys and children's books. Strictly pet and smoke free to accommodate people with allergies.

Delaware Park, part of the Olmsted Park System is a very short walk away. There is a 2 mile running/walking/biking loop that is open year round as well as a couple of playgrounds. Also within the park you'll find the Buffalo Zoo - - you can catch a glimpse of the bisons as you run past in the 2 mile loop.

Our city's water mains are over 100 years old and lined with scale that predates water filtration and regulations for lead content. As such, we recommend using the filtered water provided at the kitchen sink for drinking.

Like anyplace, this is kid friendly as long as the parents/caregivers are appropriately attentive. There is a steep staircase that opens into the kitchen/livingroom area and a high built in bunk bed.

Please do not allow any food waste or grease to drain in the kitchen sink. That plugs it up good, and it's no fun snaking the drain!

This is a quiet, residential neighborhood, so no loud parties or heavy drinking!

No Smoking! We cater to guests and family with allergies. Smoking in the apartment will result in a charge to your security deposit for additional cleaning.

We are not allowed to use the parking pad for anything but coming and going. No parking, loading or unloading, or even hanging out. Smokers can use the sidewalk or the nearby Delaware Park. Sorry for the inconvenience.

For your safety and ours be sure to lock the door as you come and go.

Light switches with an up arrow above them operate outdoor security lights with motion and light detectors . They should remain on at all times.

If you need to have the garbage emptied please do not use the trash bins you walk past as you enter -those belong to our neighbors. Either let me know and I'll take care of it, or tie up the bags tightly and gently toss them over our fence into our back yard.

If you want to use the Jacuzzi jets in the tub, make sure the water level is above the jets and the water intakes.

What a great place to stay - a home away from home. This was our second time at Dan's place, and it was an amazing one. We love how close to everything it is, and how accommodating the host is. It is truly a great value for location and how unique the place is! Highly recommended. You won't find a better place.

After college, I spent about 10 years working as an archaeologist and then we started having kids. After winning an IGERT fellowship I returned to graduate school. Rather than taking me to the next level, this turned out to be the death knell of my career in archaeology. Part of the study of archaeology (a subfield of anthropology) is the study of the transmission of culture across generations. As our children were becoming of school age, I realized more and more that institutionalized schooling does more to thwart the transmission of culture/knowledge that it does to promote it.

As such, we began to homeschool using the Unschooling philosophy. Put simply, this means we believe the world is inherently interesting and kids are inherently curious. So we keep our kids immersed in the world and try to foster their curiosity. They ask naturally ask questions (everywhere we go) and we answer in ways that satisfy thier curiosity while covering the curricula required by the state.

To fill the void created by abandoning paid work, I focused on fixing up our home. This led to the idea of renovating the apartment in the carriage house to rent. It was originally built as a barn, with one finished room upstairs for the stable hand. In 1959, it was turned into an apartment by the Sisters of Saint Joseph to house Nuns. By the time we moved in, the place had fallen to a disgusting ruin. So I gutted it to the studs, raided the ceiling, opened the floor plan, and updated the utilities.

Doing things yourself takes a lot of time in the beginning -doing research and practicing with tools and materials. But after a while it is amazing what you can do for yourself. And amazing to think how much it would have cost to pay other people to do it for you.

After putting so much of myself into the place, the idea of surrendering it to tenants for the long term became too much to bear. So we decided to list it on AirBnb. So far it has been great!
