This is a small room in a two bedroom apartment in the heart of Astoria. I have lived pretty much everywhere in New York, and this, by far, is one of the nicest neighborhoods around. Everything you might need is within walking distance: beautiful bars, restaurants, coffee shops, bakeries, grocery shops and so on. The commute is also great. It is a 4 minute walk to the nearest train station (30 min to Times Square). The N/Q line will either take you to a place or get you a convenient transfer.
House rules are pretty simple. You can use whatever appliances you want, as long as you clean after yourself. Also, no smoking in the apartment, but your room has a fire exit, so you can climb out, you can also step outside, if you wish so.
